These include things like excavation, plumbing, drop edge beams etc., etc. The volume builders highlight this because they already know the cost of the house itself. It has already been designed and the amount of materials are known etc. The only unknown quantity is what it will cost to actually put it on the ground. As sites can vary significantly, so can site costs. A custom builder may not have such a defined product as the volume builders because they may only work with custom designs. While they could probably give you an approximate square metre rate, you need to have the house designed and worked out before a specific price could be worked out. Every builder charge some amount of site costs no matter the block is prepared or raw. It is the amount of site cost that they charge matters. The amount depends on the site condition. ie: type of soil underneath, slope, easement, etc.. If you already have a contract, is the inspection cost stated in there?
