Browse Forums Building A New House 1 Mar 18, 2014 9:43 pm Hi All, Well we are finally doing this..... the big build!! Our first build! After depositing on land at Bingara Gorge, changing our minds then settling on another block we went on the adventure of finding our dream home!! Surprisingly it didn't take long.?? Hubby and I quickly settled on the Eden 29 from Rawson Homes. It felt right. Met our needs for our family. We kept looking though.. keeping our options open but we both kept going back to the Eden 29. So we sat with sales and asked every possible question and being satisfied with their answers, took the plunge and paid to go to tender. Hubby and I have been driving around (almost stalking) looking at bricks, visiting brick yards, asking people "is that so and so brick?". Rawson's have such a variety within their package it hard to come to a decision. So far we like the Austral Orpheus with the Colorbond Roof in Monument as we think they complement well but we know the Orpheus isn't a exposure brick. Rawson's have recommended we use a exposure brick. My question is "is anyone else building with a non exposure brick when they have been recommended to use a exposure brick?" Stegbar is also the supplier for Rawson's in regards to windows. While choosing the roof in Monument of course it is a upgrade to have also for the windows/flyscreens. Sales at PGH Bricks advised that Stegbar's colour APO Grey is very similar to Monument from Colorbond. Is anyone choosing this for a colour?! I honestly didn't think that choosing a brick would be this complex.. Any feed back would be great and to all those who have communicated on here in regards to building with Rawson Homes I just wanted to say thank you. Your blogs/forums have been so informative and has helped me feel more at ease that I have chosen correctly when it comes to building with Rawson Homes. It was a standard colour and everything goes with black Re: Bingara build with Rawsons 5May 20, 2014 10:23 am Hi all thanks for the feed back and apologies for not getting back sooner. so what has happened... well we chose a brick only to be told that we shouldn't have that brick as it was recommended to use a exposure brick... so back to the drawing board! We now have chosen our brick and changed the monument to woodland grey. More money on bricks..less on windows..! We have slightly modified the plans, to suit our needs. I guess this is common with most people building. Thanks for the Bingara link. I will have a look...maybe add to it? Now we have just signed everything over...waiting for land registration (next month) the council! slow and steady!! Cheers Jess Re: Bingara build with Rawsons 6May 20, 2014 11:36 am Best of luck Jess. We loved both the Eden and Metford design and honestly could not pick between the two. In the end it was our block that determined the design as it was just not quite wide enough for the eden we went the Metford. Many have found the admin process a little tough and quite long but I have to say that I enjoyed it and had a great PCA so although we've only just had our slab down since accepting the tender around sept last year, I was still happy with the progress and have to admit that a lot of that delay was probably more due to us changing our mind, asking thousands of questions before signing of the next step and just being plain indecisive. We are not in a hurry so of course thousands of questions and research has been done! We also have a great PCA. She is happy to deal with my curly questions. I also find that they dont push us for deadlines to get things signed which is nice. Hubby and I are enjoying the process. We have been through so many display homes and we keep coming back to the Eden. So if we are doing that we are on a good thing. My hubby is a nightshift worker so with 2 boys I have added in some sliding doors at the entry to separate the living from the master bedroom. Block off some noise. We also added a work shop to the garage (we have a 20mtr frontage) and extended the alfresco (like the display) we also closed in the wall between the rumpus/dining. In the display they have shelving and that's just an attraction for kids! Also placed sliding doors to separate the living to the activity/bedrooms. Only minor details but for us will have big effects. What stage are you up to? We have just signed the final plans and the landscaping plan... PCA wants to organise the internals... im scared! I think that big alfresco area will be great too. It was the best we saw as it adjoins only living areas whereas most tend to be near a minor bedroom which I always find odd. We did our selection in Feb from memory and had our slab laid early May. So I tried to think on what would best suit us. The alfresco was the biggest as I don't expect a landscaped garden when we move in so at least the kids will have somewhere to play all weather situations. Did you make any changes? Our PCA is organising our appointment... im looking forward to it but also worried I will make incorrect choices... Should be right though How did you go with Internals? I would like to make a few changes to the kitchen, bathrooms and laundry layout. Did anyone find Rawsons accommodating to that?? Re: Bingara build with Rawsons 11Jul 01, 2014 11:13 am We made quite a few changes to both kitchen and bathroom and I think the prices were reasonable in terms of moving things around. We had Tracey and Annie help with our internals and although I'm yet to see the finished product they were really helpful and full of great ideas on getting all areas to work together. Not only that but they did also gave some options that could serve a similar function but keep costs down. For us we found it was not the layout but more the finishes (eg stone and gloss cabinets) that seemed more expensive than I would have thought. Instead of cupboards I would like more drawers. I find them friendlier We are booked with Annie so I am glad that you found her very helpful. I knew gloss would be a higher price for cabinets so I knew I would be looking at sheen (I work very close to Laminex and some kitchen places so I have been researching so to speak). I am also happy with the layout (except laundry) so like you its more finishes. My only issue is that we are very close to going over budget so I really didn't want to add too much more price wise. I am glad to hear they take into consideration our budgets. I really did wish I had a cutting of that money tree everyone keeps talking about Re: Bingara build with Rawsons 13Jul 01, 2014 2:19 pm From memory drawers are $180 each so choose wisely and you may as well make them all 900mm wide as its $180 no matter how wide, tall or narrow they are. For the overhead cabinets we made them handle less so we could spend a bit more on the wider handles for the drawers and doors below the benchtop. We added a 1.9m 20mmstone top to our laundry at $1600 but they also can point out laminate tops that are a very close match to the stone top colours if budget is getting tight - plus your laundry is not near your kitchen anyway. Be interested to hear what your selections end up being. Some tips: 1. be sure to take heaps of photos and samples, you'll need them at your tiling appt. 2. ask Annie for some guidance on what sort of tiles to select, I found her more helpful with design advice than the staff at TD. 3. If you cant decide on the day ask Annie to price up two options and you can decide when you have more time and have had a chance to look at the full costs and your budget. 4. To save some of your budget for electrical and tiles, for the butlers pantry maybe just put in the provisions for water and waste (if you want it) but have them fit it out like a walk in pantry or something very basic for the time being. I think that's more practical than a butlers pantry anyway. Have you booked in for your electrical and tiles appts too? As you know the design of our kitchen we don't have the full butlers pantry. I have placed the fridge in there so all we need is the water connection for that. So hopefully that wont be too expensive. For the kitchen bench I would like drawers either side of the oven/cooktop. I was hoping for all cupboards to be handle free (not push in/out style but with the lip). We will see though. As for the microwave under the bench we don't want that at all. Just drawers. We have a fairly new microwave so I am hoping to get that credited. Laundry im not fussed about. Laminate all the way. We are looking at floating floors instead of the standard tile. I believe they supply ceramic which isn't a very durable tile in the long run... but of course I will get Annie to price that up. Thank you so much for your advise... I appreciate it so much.
