Browse Forums Building A New House 1 Mar 18, 2014 6:41 am Hi guys, We settled on a block of land in curlewis last month and we have chosen JG King as about builder. Just wanted to get some advice on Site costs. When we purchased the block we got given a fill report saying there was no fill on our lot. We just got our soil tests back and they have classed it as a p class site with H2 clay under fill. They tell me that there is at least 30mm of fill across the whole block. Is it worth going back to the developer and asking for a please explain? It's now going to cost us a heap extra and we brought the block on based on it having no fill. To add insult to injury I looked at the bottom of the fill report and it says that whilst they have not put fill on the block it may have been there before and potentional owners should conduct a soil test prior to purchasing. Now I can tell you that this was grazing land as I have lived in the area my entire life so I know for a fact there is no previous fill on the site. Is it worth pursuing it with the developer or should I just suck it up and pay the extra site costs? Thanks! Richard was extremely helpful in explaining the process and after he explained it all made perfect sense. I was extremely impressed that he took time out to explain this to me. From what I can tell, they moved the house further back on the block than required to keep the cut & fill < 300mm to avoid requiring pilings, so I end up with an tiny back yard. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
