I'm in Brisbane too so I know what you're saying about liking the cold, but the rental house we live in right now has all the living areas facing South and it is not only FREEZING in winter but it's DARK all the time. You always need the lights on and it feels like living in a dim cave or something. It's really not very nice. In the house we've just built we've striven to orientate it with large north facing windows which are properly shaded by larger eaves which allows the sun in during winter and keeps it out during summer. I was JUST there and the beautiful winter light was streaming in and I could easily read a newspaper in the kitchen without even thinking about the lights, I can't do that in our rental. Your living areas not only FACE South but the majority are also shaded by the large veranda.... I won't mention it again but just had to one more time. Good luck otherwise! According to us here in Nth Qld, we are Zone 1 and we should really focus on getting that breeze which comes from the east, north east, north and south east. I get you on the nice warm northern facing rooms in winter, but our patio here now is north facing and even right now it is too hot to sit on it during the day. Hey, good on you for handover.
