It was on the market at $975,000 which seems like fairly high expectations given the quoted range of $790-860,000... Anyway given that result, we're now considering whether we could do the same with our block. We've got a double frontage original 1950s home in Blackburn of just over 800 square meters which would be ideal for a knock-down rebuild duplex site. Some questions for you all: - Ideally we'd like to build a similar quality home to the Almondsbury Court one in the link. Assuming we could sell it for a similar price, is it realistic to build a duplex (2 homes with a shared wall) like this for circa $700-750k? Then pocket the difference of $250-300k. - Luckily we're the last number on our street - how likely is Whitehorse Council to give us a whole new number subdivision, ie 44 & 46? Would this really add much to the value as opposed to 44a/44b? - Can anyone recommend a builder that could build 2x duplex houses within our budget in Melbourne's eastern suburbs? - Lastly, any tips for where to spend the money and where to save money with a project like this? We tend to think having a classic exterior and modern interior is a good fit for our suburb and should maximize buyer interest. Personally we love indoor/outdoor areas with floor-ceiling bi-fold doors but how do you figure out if the ROI is there on each of these feature decisions when the end goal is to maximize profits from the house sale?
