The bottom level is 2.7 and the upper is 2.55. I'd love to do 3 metre ceilings throughout, but by the time you increase door and window heights it gets really expensive. I agree, bedroom 5 is quite small and they refer to it as a nursery so I think it would be good as a nursery/play room but wouldn't suit a teenager for instance. We are adding the dining/outdoor room. We also looked at the Sentosa44, but we have 2 small children who wake continuously through the night so having the master bedroom downstairs isn't really practical. We are pretty close to signing a contract. It would be good to see if anyone has any feedback. In regards to the rooms, we want the 5 bedrooms and the 5th room does look a little small but compared to other display home, the Phoenix seems to have fairly good size rooms. I think the roof height also has an impact here. Are you planning to increase ceiling height? What facade are you considering? We don't want a balcony and we like the modern look so the Alessi suits us. We'd prefer to spend the money on other upgrades but I have to admit the Phoenix has some very nice options but I don't think the Alessi is an option we can get?? What stage are you at? Tussy - How exciting for you to be so close to signing your contract. What other upgrades have you made? Was the outdoor/family room extension a reasonable price? We also like the Phoenix because all the bedrooms are upstairs and it feels so open in the living areas. We are only beginning our building journey, hoping to get our soil tests in the coming weeks. I spoke with a sales consultant and they said that the Alessi has just been released for the Phoenix and the brochure was printed before it was released. The Alessi is about $7k above the cost of the traditional facade. We have narrowed down the facade and most of our upgrades and are about to have soil tests done. Once we know what the site costs will be, we can adjust the upgrades to suit our budget. Came in at around $470k and that isn't with upgrades through selections yet. So to try and get it looking similar to the display, realistically I think about 450. We will cut some stuff out to get around this price. I've found the sales consultant quite good but am extremely disappointed with the customer staff in head office. Sales staff can be a bit hesitant to give away much detail. This is such a big (and costly) proces, it's good to hear about others experiences. You can read so many horror stories. I am guessing you can have good and bad with any builder. Where are you both planning on building? Ours will be a KDR in Epping Nsw. My biggest stress is what the site costs will end up being. I have made sure that a conservative and reasonable figure was included in the estimate before we have soil tests done. I didnt want to get to the next stage and realise that the site costs were materially underestimated. Not really much we can do. We will wait and see which home is best for our site too. After speaking with our sales consultant, it might be more cost effective to go with the Glendale 38 and add a few rooms. How is everyone going with their plans. Any decions on changes to upstairs rooms? We are doing the footings based on the P38 with the outdoor room and dining room which increase the size of the property. Upstairs we are having four bedrooms. What would usually be the fifth bedroom is going to be our WIR.
