Browse Forums Building A New House 1 Mar 14, 2014 9:23 am Hi Everyone! My first post on this page My wife and I are looking at building a double storey house in South East QLD (Bayside) on a 715m2 corner block. The land is level and has a 27m frontage. We're undecided as to do either double brick or brick veneer - cost not being a major factor, just which one will hold its value longer (and be more valuable for re-sale). We're looking at anywhere between 300m2 to 400m2. I've been looking online to find prices ($ per m2) for building ONLY, however, they always have something else they would include. The only thing I want the builders to do it obviously build the whole house (including windows and doors) and get someone to do plumbing. Below are the things we'd get done ourselves: - Plans: My uncle is an architect and said that he'd draw them up for us and submit with council. - Painting: My best friend is a painter, and he'd do it much cheaper for us (in terms of labour) if we provide equipment. - Electrical work: My dad owns an electrical company and he's providing us with an electrician and equipment for free - Flooring: My wife and I will install our own bamboo flooring (we've done this with both our previous renovation houses) - Kitchen and Bathrooms: My wife's dad is an expert in bathrooms and kitchens, and as long as we provide the equipment, he'd do it for us for free (tiling, installation of cabinets etc...) The only thing we'd have to get contractors in for would be to install stone bench tops for kitchen If anyone can help, it would be AWESOME! Thanks Re: Build cost ONLY per square meter 2Mar 14, 2014 10:22 am $650-$850 rough guide for retail pricing per m2 the large difference being that at $650, you will get a basic home from a volume builder and at $850, you will get a smaller custom builder with mid level upgrades.
