So far I didn't get an official quote for timber frames, but I worked out based on my floor area the cost should be pretty close to what my friend told me he paid at the beginning of this year.
He was also owner / builder himself. It appers that steel prices have pushed the steel frame option beyond competitiveness. Has anyone else recently sought quotes as owner / builder? I think some builders have such huge markups that they can confidently state "the same price regardless of timber or steel". Don't think that just coz your an owner builder you will get a better price than a builder. E.g. I had a quote for 19k for the timber for my frame. My partner organised it for 17k. As a chippy he has way more connections and sources than i do, not to mention an ongoing relationship with the suppliers. Owner builders are a small fish in a big pond in my opinion and experience. its not the case of "I am going to get a better deal if I'm owner builder". That's not my question and hunting bargains is a topic on which one could write an entire book. But what worries me is the discrepency between the prices in timber and steel - I am wondering what the percentage difference should be. In my own research it appears to be 200% +, while previously I got told it should be only 10% - 15%. Any recent experiences anyone? Brisbane, or elsewhere... But its not your own research, you have taken a quote for a totally different building and compared it to a quote for your own building.. You are comparing apples with a honda civic... You asked for previous experiences except i can only comment on timber as that is what i used. I also suggested that perhaps the reason you are getting quoted more is because you don't have the connections to get it to 10-15%. Another reason is the cost of steel and maybe the labour to erect the frame? reply 10May 22, 2008 12:32 pm if you werent in brisbane, you could have built with jgking homes here in vic. they specialise in steel frames. maybe you should have a look at some steel frame builders in brisbane? steel frames are much stronger, and as long as it isnt visible (cos it looks a bit ugly!), go for it.

Steel frames seem much more common here than in other states. Like Andrew, the cost of our house seems similar to other comparable sized houses in the area, the steel frame cost has not been significant Quote: and as long as it isnt visible (cos it looks a bit ugly!), go for it.
