We drove around Stage 1 last week and saw things starting to happen. They were hammering in pegs as we arrived - yellow not red though. I hope some of Stage 1 will share their journey here with a thread or building blog it would be great to read about their progress. I've attached a photo of our slab. As for the 2 Environmental Living blocks, the one with the fence is Ross' block. He will likely be relocating there. The other block with the pylons is the grandson of Mr Winston who lives on Stringer. Not sure when he will start building either but he's putting up his permanent boundary wall. Where do we fall in terms of zoning/release area? Is it the Smalls Creek or Kellyville Ridge as the 2 have different setbacks and will affect the choice of houses. Thanks! We're having a bit of an issue deciding on design with setbacks now since we're on the Ridge side as we're interested in building with Metricon Laguna and one of the sales from Metricon indicated that the setback for the Ridge side is 8m from the rear! I'm next door in Lot 311, it was nice to actually meet you up at GR at the weekend. As to set backs I believe that the 8m is to the first floor and that the ground floor setback is 6m. Also if you go the CDC route they can be different. I could be wrong - a little knowledge is a dangerous thing! What I have asked our builder to confirm is that I think our row of houses needs a 4000L tank rather than 3000L but I need to wade through the DCP again to see if I can find it myself. You need to check out the CDC SEPP codes for the appropriate setbacks. We are under the required 6m setback and the ridiculous 1.8m side setbacks by going through CDC. Just looked at the CDC SEPP for the first time and looks like we get hit by the large side setback due to our lot having a 19m frontage. 1.6m minimum + extra for height. If we go through council instead of CDC, do they revert to 900mm or will our width penalise us as well?

Our builder has told us that we need a minimum 1.5m side setback to comply. I shall double check today as any larger will have implications for our proposed pool. The person responsible for our tender has recently left the company so I am in the process of going through it all with our new tender presenter at the moment. Going to have a read through the CDC and see what the deal with setbacks are. An 8m rear setback for the first floor will mean we will have to trim almost 3m off the house we chose...its almost funny.
