The beams required to sit on top of the windows for all updatirs windows cannot be installed due to the window heights being too close to the ceiling. Due to overlooking, the windows will begin at 1.7m height, and are all 800mm high. Upstairs ceilings are 2.7m high. Wall frames have a top brackect of 35mm. Only leaves about 165mm to install a 245 mm KD17 beam. Engineer and carpenter spoke, and the solution is to place the beams ontop of the frames, This means the widows do not need to be re-made, and the roof rafters can be then installed with brackets onto the beams. I am building a flatroof house with parapets, so the beams will be hidden within the parapets. Doe this solution sound satisfactoy?? Is there any foreseeable issues? You are only looking for just over 80mm - is that right (245-165)? The window height of 1700mm refers to the glass, is that 80mm above the sill? Can the glass commence at 1700mm above floor level with the 245mm beam in place by moving the window down 80mm? Otherwise, if these are fixed windows, you could add obscure film to the bottom of the windows at 1700mm.
