We haven't signed the contract yet, but to date I guess we would be considered an "easy sell". We only looked at 1 builder, and were happy with the first home we saw plus they know we are in a small unit so need to get started asap! My question would be do people actually negotiate anything with builders cost wise or is it pretty much all fixed? For instance has anyone negotiated upgrades on anything at reduced or no cost? Also, does anyone know who M's competitors are considered in the Adelaide market? I haven't a clue. Any advice or tips would be greatly appreciated and please excuse my naïveté if I am asking what could be considered dumb questions! We really liked the display village at blackwood. Have you been there? So many nice display homes to get ideas and rough costs. There are a few m builds on the forum in SA that you can look at. As far as discount generally we found you could negotiate something free. Our builder had a deal where the ac system was free which was worth about 12 grand. Good luck, do your research especially re inclusions and upgrades. Get whatever upgrades/extras you want priced up first, really helps with comparing builders. We just made a list of what items we wanted ie: Stone benchtops, semi frameless shower screens, high ceilings and timber front windows etc and worked from there. Made sure every quote we got had those things allowed for, much easier to compare. We ended up choosing Simonds. We liked Metrcion very much, but couldn’t really settle on a floorplan that we liked. But we still really liked them as a whole. We accidently stumbled on Simonds on a trip out to Blakes Crossing one day, we fell in love with the Sierra and just their homes in general (FYI they are very similar to Metricon in the things they include, finish etc). And the sales consultant we dealt with, Haydn, was just amazing. Left no stone unturned, went through what felt like every possibility available to us and just really made sure we were comfortable with everything. We received a promo at the time for $50,000 worth of upgrades for $15,000. Which was amazing for us, and off course made every other quote we’d got much more pricey. The want list we had was about $40k’s worth, plus our bushfire requirements and encumbrance stuff, so we got a very good deal, and we were really just happy with their service too, Win/win. If you’re comfortable and love the house, there’s nothing wrong with that either. But if you are unsure, have a look around before signing… there’s lots out there.
