The plans have been approved by town planning and I've been told that this means the approval for sub-division will be following next. I don't want to get caught out where I put money down and then sit waiting for months for approvals to come through - I've had a friend go through this hell. Is it too hard to tell? Or does the fact that town planning has approved the design mean that sub-division approval will be coming through in a matter of time. Thanks! Re: How long - Town Planning approval to subdivision approva 2Apr 19, 2014 1:16 pm Hi dbun1, Depending on the council and their processes a verbal 'town planning approval' and 'subdivision approval' can be two very different things, with a lot of time in between. For example a town planning approval can be subject to many conditions. The subdivision approval won't be granted by council until these conditions have either been met, or been shown that they will be met by a certain point during the development. These items can be sewer/power/water/telco/gas connections, car parking condtions, how storm water on site will be dealt with and any number of items that council seems concerned about. I personally wouldn't be putting any money down until I knew exactly what stage the planning was at - planning permit is only a piece of paper stating that the plans are approved in principle but can still be rejected if the conditions aren't met.
