Can you add or remove items from your preliminary estimate (1st tender that the sales consultant provides) when you have your tender presentation? or after your studio m appointment? What if someone has gone over their budget and decide that we wish to remove this item but its after the studio m appointment. We used the preliminary contract as the 'build us the fantasy' and then we cut things back. We then went crazy in Studio M and then further cut things back as the dollars got a bit out of control (my fault!) to hit our budget number. We made changes right up until final contract. Even then we made some changes that were added as a variation to the final contract. They will send you the adjusted prices which you can then decide whether to cut back or not. Everytime we meet with M I ask when willl we start paying for variations and I always forget! I find that when I write things down, I get a better understanding, hence the blog. We haven't had our tender presentation yet. We have had three meetings with Metricon, which involved a walk through of studio m to see the inclusions. We have had a number of iterations of pricing for both the Phoenix and Sentosa. Now that we have chosen the Phoenix, we are waiting for results from the soil tests and contour survey so that we can move to tender presentation and firm up a price. We are now in the final stages of the approval process with site start expected in 3 weeks. In regards to changes, we were reviewing and re-evaluating throughout the preliminary stages. You are allowed variations just before final contract signing. I'll also say that there are some gd recommendations provided here and the one we stayed true heavily was to ensure we kept to things that needed to be in place as part of the construction process, i.e a must have. Things that we could factor at the end of the construction, we took it out as part of the build.There is a huge price difference. If you need a report and consent done on your build, if you can do it yourselves, i'd recommend it. We went down that path and we completed that exercise in 2 weeks as opposed to the proposed 4-6 weeks if metricon did it. We have yet to go to the tender presentation in a few weeks so we thought why not add all the structural items that we want or need to have and then we can cut back if we decide it's not necessary. We're going to be building a house with Metricon later this year. We signed the House Contract in September 2014. We are currently waiting for land settlement, so no construction, etc is in progress. We've decided to make a few variations now (upgrading staircase, upgrading driveway, extending en-suite cabinet). I've emailed our coordinator requesting the prices for these changes and I received an email from her stating "unfortunately no further changes can be accepted". From our understanding, if we wanted to make variations after signing our Contract, we'd have an option to and would be charged a variation fee. Has anyone been able to make variations after they've signed the contract, what was the fee charged? Or did they just refuse to make any variations? Thank you. We've just signed the preliminary contract, and it is very clear that variations from this point on do not have to be accepted by Metricon. We have the option of 7 free variations (including those for Studio M selections), after which we need to pay $500 / $1000 per variation depending on what we change. It's also strange that your contract is valid at the same price for so long. Ours has a clause that gives them and option to do a price review after 3 months.
