We now only have the right side retaining wall which we knew we'd need. So all good on that front. Re: Plantation Homes: Marlo 4 | Gold Coast - Colour Selectio 43Jun 08, 2014 8:59 pm Hi TiredHalo, Congrats on signing contracts! Exciting! Got some very similar colors and selections! Our kitchen also has parchment crystal gloss for overhead and licorice linea nf for underbench with all technika's appliances. With your carpet is it carpet call swing by any chance? Our paint for the whole house is lexicon quarter as well. Do you know when you might possibly have a start date? Second Build, this time with Carlisle 2016, can't wait! Our fencing plan has to be on a 1:200 scale and have the extent, location and type. Our builder is not doing fencing for us, and we haven't even considered if we'll do fencing ourselves, or who'd we even contract to do that. So we have no plan to give. As anyone had this requirement before? If so, what did you provide? I'm assuming I'm going to have to draft a mock-up with the fence on the boundary and show that we will comply with the required timber good neighbour fencing the covenant dictates. Sounds ok right? Re: Plantation Homes: Marlo 4 | Gold Coast - Fencing plan? H 49Jun 16, 2014 2:04 pm Weird. I'd just sketch something haha. I think our estate required something similar and I replied back with "not yet considered but we will be doing timber fencing of some kind, will let you know when we look into it a bit further" then they didn't ask again! Build thread: viewtopic.php?f=31&t=65085 Re: Plantation Homes: Marlo 4 | Gold Coast - Electrical Cost 50Jun 30, 2014 6:09 pm So we got covenant approval and are now in the process of waiting for council approval to build. Yay. Getting closer. I also thought I'd post some pricing in relation to what costs we got quoted to do electrical items. If anything, this will give others an idea of what they can expect if they are doing a similar process.
In addition, if you do get extra lights and power points you may be looking at a similar cost like these:
As you can tell from our list, we didn't get them to supply any fitting as the price would have been scary! We were keeping our budget tight on electrical up front, so we'll get the fittings as we see them on special. They will only install the standard light fittings, and we'll have to organise the following to be fitted ourselves:
Re: Plantation Homes: Marlo 4 | Gold Coast - Electrical Cost 51Jun 30, 2014 8:24 pm You're nearly there! The council wait feels like the longest, because you're just so so close... I suggest visiting empire lighting on Brisbane Rd for a look, they have an ok range as far as what's popular at the time and they're quite a bit cheaper than places like Beacon. I know many hit stumbling blocks on the valuation of their house prices, but we've hit it with the land valuation when we've added the cost to build the house on top of loan. The valuer's report has come back valuing the land $20k less than what we paid for it... Has anyone experienced that before? Re: Plantation: Marlo 4 | Gold Coast - Land Valuation Less?! 54Jul 03, 2014 7:27 pm That's weird. Was there a valuation done on the land originally when you bought it? Or did you buy it cash or something? Build thread: viewtopic.php?f=31&t=65085 Re: Plantation: Marlo 4 | Gold Coast - Land Valuation Less?! 55Aug 01, 2014 11:48 am How's it all going TiredHalo? The valuer's report has come back valuing the land $20k less than what we paid for it... Has anyone experienced that before? We too had a valuation come under what ours was worth. The valuer admitted he had absolutely no idea about the area and its value but refused to change it. We then put up a fight and finally the bank allowed a secondary evaluation which came in at the contract price. It was a huge and massive headache!
