Browse Forums Building A New House 1 Mar 07, 2014 10:13 pm Hi, I am building my first home on the gold coast, I have been doing my research on builders and I can't really find anything recent on coral homes. I have read about there bad slabbing in the past ( which might be of concern to us as our block might be not the best soil) but nothing of recent or of gold coast builds. Has any one on here had any issues with gold coast builds? Or site supervisors to look out for? Any help or advice would be appreciated. We have almost 80% decided on our electrical today which was a nice trip to Burleigh-35 mins isn't too bad I suppose. Anyhow, when you search any builder theres so many goods and bads so really go with who your comfortable with as well as cost. Keep in mind though no matter what you think a cost is or how you think your going to stick to it, it won't happen. We didn't quite realise a letterbox could be $300 or the price lights are in a shop are not even close to the price inflated in the electrical package. 3 doors up from us are also building with coral and their slab looks great-not that I know anything but they are now doing bricks and all seem happy. We have come to realise all the extras that can add up. So will just have to find the best inclusions for our budget.. Re: coral homes gold coast?? 4Apr 22, 2014 10:39 am Hi Firsthomer We are currently building with Coral Homes and this is our first home as well. We are building at Jimboomba. There wasn't anything wrong with our slab and my father in law is a builder by trade so we have him come look at every stage of our build. We've had a few dramas with Coral mostly being with all the paper work side of things. They take forever to do anything. We had to fight them on our soil class as they wanted to charge us for H1 class when previous soil testing came back at M class. My husband also has had to chase up every thing in regards to variations, finance etc.... And if my husband hadn't have ben ontop of everything we would still be waiting for a start date. Your dealing with no less than 4 -5 different people and none of them communicate with each other so they don't know what the others have and haven't done and we often had requests for signed variations that had been sent back on more than one occasion. We also had to chase up the latest plans for our site supervisor as Coral hadn't forwarded them on and when they did our frame I picked up an error in our WIR. They were using the older plans. Needless to say my husband contacted our SS and the error was corrected the very next day. So far all of the tradies have been a credit to Coral. They are friendly and happy to talk to you. We've had 2 site supervisors and they have so far been terrific no complaints there as yet. In regards to your budget we had to increase our home loan by $20K to cover what we wanted. We have done direct deals with some of the tradies them selves to save some cash. For example In our contract we are having Blue Rio bricks and we chose 'natural' mortar which is standard in the contract. But we've done a cash job with the brickie to do off white mortar cause that is what they have done on the display homes. Now I knew they would charge extra for any variation from the 'Natural' mortar and I said to my husband before we did our colour choice to do a deal with the brickie directly on the mortar colour on advise from some one on here. So we've saved $700 going through the tradie directly. Same with electrical. We've had an extra outside power point and air con wiring done outside of the contract. We also got the guy who did our earth works to cut out our retaining wall for us as a cash job. So it pays to be in contact with your tradies. We are having a couple off issues ATM but hopefully they can be sorted ASAP. Hope that helps happy to answer any questions. I don't think Coral are all the much different to rest, in fact we were looking at a Coral home at one stage until I lost all confidence in the excessive prices on extras and variations to the standard plans. Like you, I'm building in the Jimboomba area (Jimboomba Woods estate), but I'm doing a owner build instead of building company build. Whilst it is taking me a long time to get things done, it is giving me plenty of opportunity to look things over and make modifications to different things. Be nice to get in there and out of our temporary rental situation, but since this is my first OB build, I think it best to take it all nice and slow. Comments from other building companies about Coral homes include short cuts and cheapening the home to fit the prices they charge. So keep a tight watch on what they do and when they do it.
