Browse Forums Building A New House 1 Mar 07, 2014 1:49 pm Hi everyone. After reading a few bad reviews on how loooong some these builders take - Can anyone share a great experience and tell me they actually had a pretty quick build time compared to 12+ months. We were thinking of going with HGWA but now have decided not too. Would love any feedback. Thank you. Re: Fastest build times in Perth - Mandurah area WA 3Mar 07, 2014 2:10 pm Hiya, We're in Mandurah. We signed up with Goodlife homes (Gemmil) in July last year. We made quite a few changes to our floor plan which had to be sent back to drafting about three or four times. We got our final plans around October I think it was, and then we were waiting on land settlement etc. That happened late October and we went into scheduling. All of our prestart was done at the Gemmil office, all our correspondence comes from Gemmil and all our site signage and materials are Gemmil branded, so essentially we have a Gemmil house at a Goodlife price (mind you we added $30k of upgrades haha). Our slab went down late December, and our brickwork was complete in 13 days! Was amazing! They have been non stop since and we have just had our roof go on and all of our external render, grey float and ceilings are now complete this week. We are totally loving Goodlife/Gemmill and highly recommend them. Gemmil's tradies are so good, and many people have commented on the great quality of their brick laying and rendering etc. They have an online progress watcher so you can see how your build is progressing too. I wouldn't go with companies that promise a build in a specific number of weeks, because something has to give to guarantee that time frame, and a good friend of ours that works in the building industry at Goodlife said the quality of the build is what suffers. Where abouts in Mandurah are you looking to build? Do you have land yet? We're in Lakelands Our home building & decorating blog - http://www.rocknsoul.com.au/blog Re: Fastest build times in Perth - Mandurah area WA 4Mar 07, 2014 3:17 pm Thanks for your replies Wow, so you've only been waiting for about 5-6 months? From land purchase? We are looking at more south, Falcon, Wannanup, Port Bouvard LOVE that area. We are just at the stages of finance and choosing THE builder. And you're right you get what you pay for so to speak - but I have heard that some ppl have been with WAHG and it's almost 12 months with no slab yet!!! That would stress me out! We built in Vic and were in our house within 5 months - love country towns haha Re: Fastest build times in Perth - Mandurah area WA 5Mar 07, 2014 3:26 pm Yeah its all happened really quick. And we didn't have to wait for titles so that helped. My fiancé's parents are also building in wannanup at the moment with Commodore Homes. They started at the same time as us and have only just had their bricks delivered to their slab! It is beautiful down there though, he used to live in Falcon so that was my second home - Falcon Bay - great memories! Ive pretty much detailed every stage and every delay that hasn't really been any issue compared to some of the poor people on here in our build thread, feel free to have a stalk from the start Our home building & decorating blog - http://www.rocknsoul.com.au/blog Re: Fastest build times in Perth - Mandurah area WA 6Mar 07, 2014 4:14 pm So good to hear some good reviews! OMG I love that area. We are looking at blueprint - and will look at goodlife gemmil now too. See what they have to offer. I NEED RC ducted AC a WIP, WIL and i'm happy lol Re: Fastest build times in Perth - Mandurah area WA 8Mar 07, 2014 5:54 pm hurryup Ahh I'm sure I read the name of the house you were building? Am i losing it already haha Haha we're building the floorplan of the 'Bravo' by goodlife, with the elevation and entire colour scheme of the 'Madison' by goodlife Our home building & decorating blog - http://www.rocknsoul.com.au/blog Re: Fastest build times in Perth - Mandurah area WA 9Mar 07, 2014 6:23 pm jcbissor seem to have struck gold with their builder. Quick and good quality. You'd think that quick builds would suffer from lower quality but their case proves great scheduling and a good site supervisor can give you optimum results. Some "quality" builders advise that their builds will be slower but better quality. But it doesn't necessarily follow that all slow builds are good. It can mean they've poor control over the build and when this happens both speed and quality are comprised and you, as the owner, lose out. You're doing the right thing using Homeone as a tool to judge builders. Don't fall for what a builder tells you. Use your eyes. Best of luck finding a good one. Re: Fastest build times in Perth - Mandurah area WA 10Mar 07, 2014 6:41 pm Thank you. It's daunting finding the right one for the price that suits our budget. It's our 3rd home, but it all seems sooo different over here in WA, we're used to 'turn key' so we know exactly what you're up for - a lot of investigating to do. Re: Fastest build times in Perth - Mandurah area WA 11Mar 07, 2014 6:43 pm A friend here at my work has had a disaster build with Ventura in Wellard if that helps, or doesn't help, lol. Wow, jcbissor, I'm intrigued - an online progress watcher! Like webcam? (I'd love that!) Build time (slab to keys) is roughly around 22 weeks, this is what most builders will say. My first build -Admin 5/6 months, build 18.5 weeks - got land titles 2/3 months after signing up My second (final) build - Admin 10 months, build 22 weeks - got land titles 5 months after signing up Re: Fastest build times in Perth - Mandurah area WA 16Mar 08, 2014 10:35 am We bought a titled block. Signed up with builder (RedInk) on Jan 31st 2013 Slab poured July 5th Handover on Dec12th 2013 Moved in Dec 19th 2013 We waited 5.5 weeks for brickies to start BUT they only took 4 days to brick the house. I however was very involved & found issues as they happened & got them rectified by SS. I have a friend who signed up same time as us, her slab was poured July 14th & she got her keys yesterday!!!! 8 MONTHS after slab was poured.
