Have been reading this website for some time now while we've been trying to sort through countless plans and the pre start / contract process. Seems like we've been doing this forever already. Anyway we had about 8 weeks of delays waiting for building approval to come through. Something about council backlogs (though things were supposed to be quiet) and council trying to work out cross over fees... We've been told that we should finally get building approval on wednesday so that work can start. Thought I would post the pictures of our land first as you all love photos It is 650sqm, at the end of nice cul-de-sac opposite a stream, bridge and hopefully some nice landscaping / pathways which lead to a small lake. Thanks Lloyd Re: Our house build - Brick Stage 6May 20, 2008 7:09 pm Hey, we're at the same stage as you - although we thought 3 weeks was a long time to wait for the council to approve the plans. Now we're just waiting for the final plans to be draughted up and building should commence at the beginning of June.
We first purchased our block (South West WA) around November last year and started the whole process of finding a builder, getting finance. It has been a long time coming, and now it's just so close! We made quite a few last minutes changes and requests, been through quite a few variations.
I'd be happy with a start at the beginning of June, the official line is that it will be 3-6 weeks from building approval, so it could still take a while Lloyd Re: Our house build - Brick Stage 8May 20, 2008 7:54 pm If they go by the HIA contract construction has to start withing 21 days of building approval. Building approval is basically as long as it takes but it has to be submitted from 14 days of signing the contract. Of course that only the HIA contract so it depends on what your builder stipulates. We signed up in July 07 and after a very long wait we have finally been given an ok to start date,which means that they should start the first week of June if everything goes to plan 11 months is a very long time to wait...we,re just hoping that they don,t take that long to build Good luck with everything and I hope they start soon Cheers Mel Building on 9 acres Re: Our house build - Brick Stage 11May 21, 2008 11:13 am The 21 day thing, I thought it was 21 days that they had to be on site from when we signed the contract. Well that's what we read it as.
So now we're pushing them to finish the final plans and the bank to send us the paperwork, because I'm aware that if they are not on site within that period then they can charge and extra 10-15% due to costs going up of materials or whatever! I may have to look into it a bit more, because 21 days from approval of plans sounds much better! It would certainly make my husband stress a bit less! It has been over 60 days and I still haven't seen a permit, although I've been told verbally that we have been issued one just last week. I looked up the fine print and all it says if the builder takes longer than this is that we have the right to cancel the contract. I think they have 21 days after the building permit date to commence construction. Can't remember. I'm already over our whole building process and we're still at vacant land stage. Lots of good soil and we should be right, planning on growing lots and lots of fruit out the back.
Just checked our contract, the only limitation is the builder has 45 days to start construction from when the building approval is received. The only thing we can do is cancel the contract if we don't get building approval within 45 days, but I definately don't intend to do that. Ours is around 7 months....but we,re really hoping that it will be less...in by Christmas would be nice! It's coming up to a week since our stuff was signed, so hope to see some action next week. Had a false alarm today when someone came to deliver a trailer load of tiles - but turned out they were lost and the tiles belonged to next door.
