We just recieved a phone call from our admisntrator how dropped a reasonable bombshell on us. Our site costs are $32,200, We head to tender tomorrow and just wanted your thoughts. $6,500 for a p class slab $7,500 for a retaining wall (1.6mtr fall front to back) $1,200 council fees $2,000 grand (provisional for an electrical pit) but apparently we may get a credit for this I am not sure what this relates to as I am sure our land contract stated hooked up to electricity water and gas. $10,000 (provisional) Rock removal $5,000 cut and fill. not sure what to make of it all as it is our first time building. We are going to have to trim a couple of things but the administrator said we shouldn't worry to much about it as we are likely to get a credit for some of it. When and how is the credit applied? Have they gone in a little heavy to cover themselves? I know a lot more will become clear tomorrow at tender. Any advice or input is greatly appreciated. You only find out some of these costs at the end. Sure you might... You might not as well. Expect the worst, hope for the best. We built with Simonds who provide fixed site costs which I liked better, even if Simonds made money from that I preferred it than taking the risk. I am happy with fixed costs at least we know it can't go any higher, we did budget for around $30,000 but I think the reality of it was a bit of a shock. MJ did you have to pay for an electrical pit at your site? From memory they can only increase it by a certain percentage. Might be worth finding out by how much so you can budget for it just incase I am not sure whether Perth has its own way of doing things in regards to this.
