We have decided to build and have put a deposit on a block and got formal approval so everything is steaming ahead. The house we have is a project builders 3+ study which we have added a bedroom and a living room extension to.
We are happy with the block and the builder and the design gives us everything we want. (rear master, front media and study, separate bedrooms etc) and it is a challenge to get a house that fits the block. The block has a 17m frontage but only 12 m at the rear and 35m down the sides. Has anyone found a design that would suit a similar block?
The problem is if we put the house on how we want it we can not achieve a straight in drive way due to a storm water drain on the road/gutter. The builder has another house that fits nicely but because it is a larger house (bigger every where) the price is probably 10k above our build budget.
So far our options are to design a drive that enters almost straight into the centre of the house and widens to the garage to the right (Any ideas and pics are most welcome)
Or scrap the house that I feel we are spending too much on expanding (147k base price and about 15k in room additions and changes) and start with a larger house that essentially the correct lay out but would require some nip and tuck to make it affordable and fit inside the boundary. Has anyone reduced the size of rooms and cut off a room. I don't imagine reducing the size we give me the same credit as adding rooms.
Any advice would be great.
