Browse Forums Building A New House 1 Mar 01, 2014 11:00 am Hello everyone,
After much debate, research and completing a matrix (we compared 5 builders on a spreadsheet) we came to the conclusion of building through New Generation Homes (Summit Homes). They have great features, great specifications and fits well within budget We have a 450 sqm block in Whistling Grove, Wandi.... land won't be titled to April 2015... we signed up in July 2013! We are first time builders It is based of their clipper design, we did a few changes like reducing the size of the activity and we are thinking of changing the elevation. Land Contract Signed - July 2013 Building Contract Signed - March 2014 Final Building Plans Signed - November 2014 Pre Start Completed - 27 March 2015 Titles - April 2015 Land Settled - June 2015 Land cleared - July 2015 Slabbed! July 2015 Bricked! 6 sep 2015 Re: Thoughts on a Home Design from New Generation Homes 2Mar 01, 2014 11:28 am the storage in the activity room is great! we did the same for our games room i like the WIP too, i think it will work better with the fridge spot it is marked that it is made out brick, want about doing it out of laminex to give you that bit more space? have you looked at making the island smaller and having a bench on the wall were bed2 is ? Re: Thoughts on a Home Design from New Generation Homes 4Mar 01, 2014 11:37 am yes it will not be cheap! do you know the size of the kitchen? you could move the sink to the bench on the bed2 wall and have the island just bench to prep food Re: Thoughts on a Home Design from New Generation Homes 5Mar 01, 2014 11:55 am Just a couple of questions: Where is north on this plan? This could influence where the windows for Bed 3 and Bed 4 go. If north is towards the rear then maybe the windows could be placed on the back wall to give better light into those rooms. Also, (again just something to think about) Is there any chance there could be a door from the garage to the laundry rather than straight into the hallway. This gives the opportunity for an airlock between the garage and the main house. This then reduces the amount of exhaust fumes from your car into the main house. Also it gives you a chance to bring "stuff" in through the laundry - think muddy camping gear etc. (in case you are into this kind of thing. I think the kitchen ideas mentioned above are well worth considering if they work for you. I like the elevation as well. I wish you the best of luck with it all. It's very exciting. Cheers, Jenny. Thanks for the Feedback We aren't sure where the laundry line will be at this stage, we might find one to fit down the side We won't add anymore bench space to the kitchen as it is to expensive... we already added an extra meter and it costed us just over a $1000! We like the look of the kitchen, it will have a glass window splashback As for the garage door, we are happy with how it is... we can access the laundry through the extra garage door on the side of the house North is where the living areas are, we positioned the house with this in mind Re: Our build with New Generation Homes in Wandi 8Mar 01, 2014 4:15 pm Nice design. We've got a block the same size and we limited our sizes to designs with a max length of 21m to give us backyard. Or are you allowed quite a small frontage to make up for it? Re: Our build with New Generation Homes in Wandi 9Mar 01, 2014 9:05 pm TiredHalo Nice design. We've got a block the same size and we limited our sizes to designs with a max length of 21m to give us backyard. Or are you allowed quite a small frontage to make up for it? Hi there, our house is only 12.5 metres wide so we have a bit of backyard on the side... that was a good strategy Re: Our build with New Generation Homes in Wandi 10Mar 02, 2014 3:35 pm So glad to hear that your living areas will get some nice light facing north. You would be surprised at how many people either don't know where north is or don't really care. I think it is the single biggest thing you can do to ensure you have a comfy house. You don't need to be a slave to north but understanding where it is and how it will impact your house is really important. I wish you all the best for the build. Cheers, Jenny. Jealous of your WIR size, would have loved a bigger one but the OH wouldn't sacrifice any of his alfresco space for it haha. We are not sure if we will get the fast track thing (build time of less than 22 weeks), but they seem to build houses quickly... We do like the WIR! We like a big one, and we will get it fitted out after hand over We are very impressed with New Gen and what they offer, they have excellent specifications heh... we put so much thought into this house Re: Our build with New Generation Homes in Wandi 16Mar 05, 2014 12:23 am tsmith one disappointment is that they aren't offering single course bricks as standard, Hmmm... that's a bit odd, I do remember when we were considering New Gen that the sales consultant mentioned that 1c or 2c bricks can be chosen at no extra cost. Re: Our build with New Generation Homes in Wandi 19Mar 12, 2014 3:26 pm That sucks... we got single course bricks as standard. But i have noticed looking at houses in our estate it seems like we are one of the only ones that have them so a lot of other builders must not offer them as standard. My sister built with Home Group and they didn't have them as standard. I guess that is because 2c bricks are considered 'fast walls' like the internal bricks so are probably cheaper to lay for brickies. Does it cost much to upgrade? Thanks for your reply. I will just wait and see I guess. Trying to get some more information from our builder. 9 11725 Yes, I have. But, I haven't paid yet. They know they did not do proper jobs and I sent the email re: final payment, I cannot pay. They said, we will do 2nd PCI. Since… 2 3436 We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing. Thorough reports with photos at every stage,… 6 5335 |
