Browse Forums Building A New House 1 Feb 27, 2014 5:06 pm Hi, We've been struggling to find the house we want in Sydney and are now looking to buy an old weatherboard house which will be cheap to knockdown. We're looking for a reasonably flat block and higher than road level, to keep site costs reasonable. However I'm really not sure how and what I need to budget before I look at the M3tricon house costs. So far I have: Site Preparation Dis/re-connection fee - water, gas, electric - $2000 Demolition + removal - $25,000 Grading Block scraped Drainage retaining walls Soil test contour survey House House costs + upgrades (We went and saw the display house in Dee Why, it was amazing. They really aren't too clear on what is/isn't standard though) Landscaping Path and driveway, crossover, fencing, gates, intercom, decking, lawn What else should I plan for and what would be the "average" cost assuming level rectangular block. I've spent hours reading through all the posts on KDRBs but still can't find a simple thread with all my questions, so thank you for your patience. I think for the upgrades you just need to start speaking to others that have built with them and with any of their suppliers to get a sense of what's in the standard range. The flatter and more prepared your site is the better but even a great site will cost over $10k. I'm hoping that's enough for the demolition, and all site works, basic landscaping, and not sure if that's really enough. As for upgrades that's an ever ending question, M3tricon's details on what they include is very vague. It clearly covers some stuff, but doesn't detail what I need to plan for what is excluded. They aren't forthcoming about this either. I'd love to know what a completely standard house would look like? I will send you some more detailed costs on pm. I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13100 Is anyone building with Mojo and have a recent site cost tender 0 15952 Henley should give you some indication of site costs.
