Browse Forums Building A New House 1 Feb 21, 2014 7:02 am Hi, I was contacted by my builder, that site classification comes back P due to tree and they only provide for H in the contract. The land is 250sqm, they havne not comes back to me on how much extra they need me to pay but this is like a wake up call that I oversimplifying things with not adequate knowledge. 1. I checked my contract could not find anywhere it say H assumption and the builder has build many house on that estate so I guessed it should have similar site profile why would they use H classification should not they have a prior report to support, can I use this to avoid extra or maybe reduce it? 2. Acknowledging the disadvantage for lack of knowledge, do you think It a good idea to have external building consultant to help throughout this construction period just I dont get ripped off with all the variations? If yes, any idea of the cost and tax deductibility as this is IP and anyone use any good building consultant before that you can recommend to me? Thank you so much, any advice appreciated. Re: Site classification P and external building consultants 2Feb 21, 2014 9:08 am Usually (as far as I'm aware) the allowance for the site classification is in the inclusions list, either in the contract or as an appendix to the contract. Soil tests are usually completed before the contract, but if the land wasn't titled then perhaps they might have just left an allowance based on what was typical for that area. I don't think you are going to be able to avoid it - its going to cost whatever its going to cost, and the builder isn't going to fork out for it! I'd wait and see what they come back with, and what the costs add up to and then would definitely get a second opinion. Perhaps adding where you are located might get you some recommendations. Our first builder tried to double our site costs based on a batter that was completely outside the building envelope. We spoke to some other builders we know and were confident that those costs were not justified. We argued our case and over many emails/phone calls backwards and forwards, they finally admitted it was not correct and put it back to what it originally was. But it destroyed the trust so after a couple more problems we went elsewhere. If we hadn't gotten that advice from other builders though we may have just coughed up the extra money and they would have made a very tidy bonus on our build.
