Browse Forums Building A New House 1 Feb 19, 2014 10:09 am Hi guys, I am new to this forum and also first time building a new house. We bought a land in Emerald Park in Wellard, Perth. The land has a 1m wide 30m long power easement on one side of the block, the total area of the land is 527m^2 by the way. We have been told by western power and land developer that we can build the house on the edge of the easement, but just recently one of the builder told us that the site cost for building a house on the edge of the easement could go up to 30,000 because they need to put stakes to stop the land sliding if western power need to do any maintenance to the power cable. each stake is about $500, every 1 meter need to have a stake, and I think we need about 20 of them. plus the initial site about 15000, and others. Does anyone come cross with these sort of issues? how did you handle it? and what is the rule or building standard of having the stake for prevent the land sliding? thanks guys by the way, anyone here building house in Emerald park in Wellard? Basically what it means is they'll drill holes before the pour the slab along the edge of the easement, fill them with concrete so the slab rests on them. If for any reason in the future the easement needs to be dug up, it will stop the house moving or settling towards the easement in any way. Our house which we just finished had to have this, it was a cost of approximately $12000 to do half the slab and side of garage. Do you have a copy of your site layout with your house on it? Another option could be to flip the house so the garage is the closest point to the easement reducing the number of piers required. I think $30,000 would be expected for a block with some fall (say 1.5m over the length of the 30m) including site works (cut and fill, pier drilling etc). Just got phone call from the builder 10 minutes ago that he is still awaiting for the response from western power to provide full detail about the easement. What is site cut Met? I do have retaining wall on another side of the land, so one side is easement, another side is retaining wall.... It'll also depend on how deep the easement is for. So ours on one side is water, about 1.5m down so we had deep piers. Yours may be shallower and therefore not as deep. You should be able to encase the sewer but you will need it designed and approved and access to lot 580 to do the work 2 17154 You might be able to apply to divert the sewer at your expense.
