Browse Forums Building A New House 1 Feb 25, 2017 12:00 pm Morning all - My PCI is next week. Two weeks ago in Perth we had heavy rains. I had the opportunity to have a look inside the house during the rain as a tradie happened to be on site. The top story slab was wet with pools of water sitting on it (no open windows) the slab was very damp and it was obvious water was making its way inside the slab and then pooling out a hairline crack a foot from the damp walls. Walls are damp/wet (bottom of second story and top of ground story). Water was leaking out of the lights from the bulkheads :S obviously water was pooling in the cavity on the slab between the ground and top story. Took a couple of photos and informed the builder. They have informed me they siliconed the windows so it should be good. What are the next steps in regards to ensuring the house is waterproof. What assurances do I have or should request prior to handover. Key issues - If I paint and have carpet laid will their insurance cover me should the next rains cause bad leaking? I had this issue at a previous house where water leaked and ruined the carpet. Once it's wet it won't dry out especially on the south side of the building. The damp walls have already left visible stains where the dampness rose/fell to - will their insurance cover re-painting should it be required? Can I climb into the roof at PCI and check out the cavity? Have a look at the insulation and the trusses to see if there's obvious signs of water staining/pooling. Who would be a good inspector who is familiar with these issues to attend the PCI? Perth based. Since the house will not leak until the next rains - which could be 2-3 months away would it be grounds to reject a handover until the next rain or proof the issue is fixed. I don't want to upload photos or name the builder because they have been very good to date. The house is impressive and they have done a 10/10 job up to this issue. Does anyone have a PCI inspection checklist I can work off? One option we're considering is not moving in for 2-3 months until it rains. Thoughts?
