Should be fine at least for the next generation of builds. I'd be interested in knowing what it's like for the new Burbank only homes/builds! At one point we went and met with Burbank last year as we were starting to lose hope and confidence in their ability to do our build but we have stuck with them and hopefully the end result will be worth it! It still needs to be oiled (planned for a couple of weekends from now) and I'm hoping the oil we have chosen won't make it go all orange. We took a long time deliberating over the design and I'm really happy we went with the octagonal gazebo. I think it has made all the difference! We got a DA notification for next door. And I looked at the shadow diagram. And I'm upset. The shadow is in our courtyard and solar panels from 9am -> Noon. Yes we are on bearers and joists but being single level we are going to be dwarfed by our blocky neighbours. Their house is fairly square and has no slope to speak of for the roof (I think I saw 2 degrees on one of the diagrams). They can't even get our roof type right (they have written "Tile Roof" but we have a Colorbond one so I somehow doubt they have everything right). Too much invasion of privacy. Can they do split level? Unless your bamboo grows to 15 meters. I do feel for you. Has council approved their plan? It came to us yesterday as a notice to neighbours. The 'balcony' on their side is on the high side (the high part of the block but the 'ground' floor) -- they can see into our courtyard but apparently there are plants that will help screen and they have a 1800mm fence on their side (I assume they will replace our fence or we'll end up with a double fence? No idea how that will work.) We don't want 15m bamboo as we want the sun. The idea for us is to grow bamboo and chop it to the height we need on that side. We can go fairly high up before chopping it and then we're hoping it becomes more dense to provide privacy. I'll be doing a submission but not sure how far we'd get. Going to suggest they angle the roof at the least or set the top level back. I'm more worried about the sun than the privacy as we were always anticipating that we'd need to block people off via our bamboo. thanks Shazw -- I appreciate your empathy!! I feel like an idiot for getting so upset about this type of thing. Stressing at night about it to no avail. It seems like such a waste of energy. When's the letter say you have to reply by? You can hire an architect to write up a letter to dispute it. Depending who you got it might not be cheap. What date do you have til? We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37084 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 18896 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes.
