We are looking to knock down and rebuild and so just doing preliminary research. We want to have an idea of what the costs will be so to have the right expectations and understand what we can actually afford with our money. How much would it roughly cost to demolish a single storey house (approx 100m sq) and a separate single garage? We also have a partially above/partially below ground pool around 9m x 4m which will need to be removed too as part of the process. We had our house demolished. 3 bedroom brick veneer on a sloping block in Melbourne with carport. Asbestos in the eaves and also in the lining of the carport roof. Loads of vegetation to remove and a massive stump in the backyard. Cost was $14,500 all up. We had 5 quotes and all were in the ball park of that figure. Completed a knock down and rebuild in northern Melbourne. Handover completed 27/09/2013 and now moved in. Just wondering if you go with project home builders and do knock down and rebuild, is their 'knock down' component more expensive than outside demolition companies? Re: Demolition cost - how much? 6Feb 15, 2014 11:00 am We had a double brick, 3 bed, 2 living, carport with lots of concrete down the side of house removed for $14k (in Sydney). It's not hard to organise yourself. If you go with a builder, they'll get one quote and tell you that's the price whether it's the best price or not (and it's usually not). You can always get your own quotes and compare with the builder. If there's not much difference, then go with the builder if you prefer. Re: Demolition cost - how much? 7Feb 15, 2014 11:19 am Its very easy to organise. I got a few recommendations form the builder and a couple form other people. Rang them all and got them to quote and then selected one that I had a good feeling about and ticked all the boxes I wanted. Some charge extra for stump removal etc. I chose one with the best all in price and did the deepest site scrap. Paid the amount and house was gone in 3 days. This was all done via email and internet as I am overseas. I think if you go with a builder who does knock down and rebuild then they would be outsourcing the knock down part as they would more than likely specialise in building rather than destroying. If the company is part of the same group you would still pay builders margin on the demo as they are all arranged as separate legal entities and have their own profit targets. Hope this helps. The house had asbestos cladding and the internal bathroom walls and eaves were asbestos too. I paid $9000 and had a few quotes around that mark. Highest quote was $12,500. Re: Demolition cost - how much? 11Feb 17, 2014 10:03 am Just a word of caution - if you are taking recommendations of "a guy" someone knows, make sure you get some feedback from customers of his. We chose a mate of my brother in law who promised he'd look after us and after the experience we had he makes Arthur Daly look honest. Make sure you go with someone reputable as there are a lot of cowboys with access to hiring machinery that are less than professional. Not saying that nectar's recommendation is bad, but just be sure to check them out. Personally we were very lucky to get out of our situation relatively scott free - he did try to take advantage on several occasions but we were well prepared. I know the guy has now done a runner and owes people tens of thousands of dollars. Re: Demolition cost - how much? 12Feb 17, 2014 1:10 pm Last August-September we had 4 quotes to get rid of a vinyl-clad 1.5-storey house, probably about 200sqm or thereabouts, and it still had fibro in it. Nothing salvageable, all the windows were scratched & timbers rotting etc, 50's roof-tiles were past end-of-life, etc. The prices were all pretty close to $13k, except for the guy I couldn't understand & who sounded d0dgy & who wanted closer to $15k. Double-brick might cost a bit more, I imagine they'd end-up with more material to go into a landfill (and dumping of such stuff isn't particularly cheap). 7 12016 We had this happen to us last year and got charged a variation.
