Browse Forums Building A New House 1 Feb 13, 2014 9:01 pm Hi all,
I've become a little addicted with this forum recently following everyones progress with Redink so I decided to post our own story. I'm 24 and a law clerk and my partner is a 26yo mech engineer. My partner and I moved back from NSW at Christmas last year (originally from Perth) and as soon as we were back at work in Perth we brought a block in Ellenbrook. Currently waiting for titles to be released, were supposed to be late Jan/early Feb so fingers crossed some time soon (although the later the better, no mortgage ). Met with Redink at the same time to discuss what we wanted. We basically fell in love with the Bristol display home in Byford so worked up from the City plan and added a lot of the Bristol into it. I'll post our sketch below once I've conned my partner in to helping me upload, I have no clue. We've just signed our PCQ and I guess now the long wait begins from here to pre-start. Not really familiar with the process and from what I've read, it seems like a long wait. It's going to kill me because I hate waiting haha. Within the next 4 weeks I'm hoping our soil testing is done etc and our drawings are started. Then i've been told about 8 weeks for the drawings? So prestart within 3 months? Any tips for us in the meantime? I know it'll be productive to looks at colours and stuff now maybe? I'm hoping we get access to the online "prestart" section soon. I was told within a week of the PCQ so any day now!! Anyway, I'll be keeping an eye on a few other posts as I'm just so keen to start our own build so living vicariously through all yours!! http://i622.photobucket.com/albums/tt304/millzy_88/House10.jpg Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: First Home Builder with Redink - Ellenbrook - Early Stag 2Feb 13, 2014 9:08 pm Congrats! We just finished building our first home with redink. It's been great! I add pics through tinypic. Seemed easiest . Use this time to figure out what you like, visit lotsa displays, tease out what you want now... Easier said than done right? Maybe get some quotes of things you might get done outside of redink that way it's easy to know if you should use the builder ie; floors, lighting, painting etc. Have fun! It's an exciting and stressful time Re: First Home Builder with Redink - Ellenbrook - Early Stag 3Feb 13, 2014 10:04 pm I truly love your design, there is not one thing I would change. your WIR I love and theater. I love the way you have the kitchen and l'dry!! good luck with your build I hope it goes fast and smooth!! Re: First Home Builder with Redink - Ellenbrook - Early Stag 4Feb 13, 2014 11:52 pm Hi ToriMatt Congratulations on the start of your build it is such an exciting time and your plans look amazing!! I can't wait to follow your build! Your WIR is huge! I love it! We are currently waiting on our builders permit through council so have done pre start and all that stuff, it is a longish wait but it also gives you a lot of time to really think about what you want in terms of colours etc. this forum can be such a useful tool! If you have any questions on prices for upgrades let us all know So far Redink have been great we can't complain, the paperwork stage with any builder is quite long but before you know it you will be heading to pre start and that is very exciting! Enjoy the ride its a great one! Rosie Re: First Home Builder with Redink - Ellenbrook - Early Stag 5Feb 13, 2014 11:53 pm Hello and welcome to the forum! Really great floor plan, works very well. That WIR is massive! I've already established that I probably haven't built a large enough wardrobe for my clothes and shoes, but I plan on commandeering the storage from a spare room. As for the journey ahead, get used to waiting! I signed my PCQ in June, had pre-start in November and am finally starting site works next week. My advice is to go to display homes and find inspiration, but don't get too bogged down in the selections. I felt like I was given an ultimatum going into prestart and the decisions I made then and there were locked in stone. But it really isn't like that. Make decisions on your terms! As for the online tool Redink give you, don't bother. They don't print it out to bring to your meeting. I'm fairly confident no one looks at it on their end. I also found that the information in the online tool was outdated compared to what was on offer. A far better option is to ask your sales rep to send you a PDF version of the selections list. I printed and bound them (thanks company office supplies)! My final piece of advice is to get the most out of your sales rep as you can. They are a great resource and consultation with them doesn't cost you a thing! Well good luck, I hope it's smooth sailing from now on Re: First Home Builder with Redink - Ellenbrook - Early Stag 6Feb 14, 2014 11:08 am Thanks for your quick responses, it's so handy to have other people other than family give advice haha. I must admit, it was the bedroom that sold Mat and I on the house, especially the WIR. I made heaps of alterations in the kitchen as well, seems to be our most expensive room but I love cooking so well worth it we've tried to make our alterations prior to pre-start just to speed the process up as much as possible. I'm hoping it'll just be the shower heads and taps and stuff like that we have to change. We've already included all the stone etc so yeah. Have asked the sales rep for the pdf selections list so hopefully we get that through shortly. Might print and bind at work also Thanks again for the tips guys and I'm excited to share our build with you all Re: First Home Builder with Redink - Ellenbrook - Early Stag 7Feb 14, 2014 11:16 am We were the same with our kitchen, it was the main room of the house we spent money on because I'm the same as you love cooking and it will be such a nice wow factor of the living areas I really like how you've put the kitchen sink at the end of the island bench, such a clever idea it gives you such a good work space Re: First Home Builder with Redink - Ellenbrook - Early Stag 8Feb 14, 2014 2:35 pm Also building with Redink so looking forward to following your build. The paperwork stage seems to go on forever but once you start seeing some action on that block you will forget all about the waiting. So far so good with Redink I haven't had any issues so fingers crossed it's all smooth sailing for the rest of the build. Good luck with it all & I hope it all speeds ahead for you Re: First Home Builder with Redink - Ellenbrook - Early Stag 9Feb 25, 2014 6:58 pm Timeline:

We were away in February, guess that's why i missed your initial post. Love your plan!!! And now i looked up the bristol and can't figure out how it's escaped me. Thought i'd looked at every display on their site a million times, and the bristol kitchen is completly the look we're going for, so looks like we're heading to byford this weekend ours is based on the new georgia display. our sales rep was great and let us see it under construction so we could see what the floorplan looked/felt like. Thanks for the tips about the prestart selection list, i just emailed my rep. Just about a week ago we were told our site costs were done and plans out of drafting, going to prestart dept for contracts. They said approx 2 weeks, so we'll see. They've been pretty accurate with their timelines, though towards the far end. Good luck with everything, we'll have to share notes. We upgraded a lot in our PCQ and included a hefty prestart allowance, but now that i've looked at taps, basins, etc i've got a feeling that allowance will vanish quickly. Re: First Home Builder with Redink - Ellenbrook - Early Stag 11Mar 24, 2014 5:05 pm We definitely need to start hitting the displays I think to start looking for more inspiration haha. We progressed to the prestart dep't on Thursday so hopefully within the next two weeks the interior designer and prestart will be booked!!!! I've thought RI have been great with timelines so far, don't want to sing their praises just yet though haha something is bound to happen!! Yeah we went to the supplier showrooms and have basically chosen everything we want, nothing standard on the downside but have allowed a nice budget for prestart as well. A lot was changed during the PCQ stage and a lot was included anyway so we should be ok! Anyway, I'm sure I'll be back on before my consults to get ideas and take notes on how yours went! Good luck, speak soon! Settling on the block this Thursday, eeeeepppp, mortgage time!!! Re: First Home Builder with Redink - Ellenbrook - Early Stag 12Apr 02, 2014 3:27 pm I assume you've settled on the block by now, congrats!!!! Did you get a hold of that pdf with prestart stuff? I asked my rep about 2 weeks ago, and he's usually really quick. I think he asked someone in the office ot send it, and now of course it's taking FOREVER Let's hope we both get our contracts etc this week. Re: First Home Builder with Redink - Ellenbrook - Early Stag 13Apr 03, 2014 12:08 pm We did, settled on the block last Thursday, seeing the mortgage is the only bummer haha. Yep, I received it basically as soon as I emailed him. Wasn't that helpful too be honest, just a print out of the online stuff. The list of suppliers they used helped as we've been to look at their showrooms etc. I just got an update re the contracts/prestart: "Your home is currently with the accounts department preparing your payments schedule. Once the Prestart department receives this they will finalise your contract and post this to you. They will normally contact after they have sent the contract. I would think you would receive your contract documents next week." So hopefully next week we can book in the ID consult and prestart, well here's hoping anyway haha I'll be overseas as of tomorrow for a week so hopefully don't miss anything, although i'm sure we won't! Re: First Home Builder with Redink - Ellenbrook - Early Stag 14Apr 03, 2014 12:17 pm I guess you're ahead of us, since I haven't seen an email like that. All I've been told is that the prestart dept is finalising our contract documents and they'll be posted out when they're completed, blah blah blah Hopefully you'll have a nice surprise waiting for you when you return. I guess I don't mind the waiting so much, just wish they'd be more accurate when telling us what to expect, and that I didn't have to contact them to find out what's going on. I expected everything to take forever, just hoped for good communication, since that is something they can control. Fingers crossed!!! Re: First Home Builder with Redink - Ellenbrook - Early Stag 15Apr 05, 2014 8:21 pm Finally made it out to byford today. The Bristol is fantastic. I love the exterior colour scheme and the kitchen, so gave me lots of great ideas. I've a good feeling this coming week we'll both have some progress. Positive thinking:-) Re: First Home Builder with Redink - Ellenbrook - Early Stag 17Apr 08, 2014 2:09 pm Melsie68 Yay byford you could of told me you could of had a pep at my house lol Oh I wish I'd thought of it. Though I did drive around looking at houses to try and get exterior colour ideas so maybe I saw yours. I did see a lot of RI signs up. At first I thought, oh great lots of people are building with them must be a good sign. Then I thought, oh a lot of people are building with them that's why everything is taking forever Re: First Home Builder with Redink - Ellenbrook - Early Stag 18Apr 11, 2014 5:05 pm Prestart booked for the 1st of May, very excited!!! Need to get all our ideas together now haha and book in our ID consult before then! I think I'm way more excited then I should be haha. PROGRESS! Re: First Home Builder with Redink - Prestart Booked!!! 20Apr 11, 2014 8:20 pm See I knew this was the week we'd both all our stuff!!! YAY! We just booked in our design consult for the 8th of May. Wanted to wait until after school holidays so we don't have any kidlets around and didn't want too much time between consult and prestart so we don't change our minds! We're still unsure about a lot of things and the general consensus seems to be to go to design appt with at least a pretty good idea of what we like. We have an appt at Caroma tomorrow to look at all that stuff. Oh the exciting life we lead:) Hope you're celebrating tonight! Congrats on progress. 1.
