Moving... 223Feb 26, 2015 7:36 am Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=66620 Re: Warnbro, M3 Residential - KEYS! Moving... 225Apr 22, 2015 5:19 pm Well its just over 4 months after we got keys and I am sad to say that we have only had two trades in this whole time. One to remove rubbish off of our front lawn and the other to install our linen cupboard doors. We have had a few attempts at contacting the builder where they have only ignored us or told us it will all need to wait until 6 month maintenance. Then to add insult they are chasing us for a missed bill of $850 for a power dome saying letting us in was a favour to us - its no longer a favour when we are paying mortgage on an incomplete home Since I posted this last update my partner, now fiance did ask me to marry him the sad part now is that we planned on having our engagement party at home and it is going to be in a 90% completed home that STILL can not be painted. Sorry still no photos I really don't want to show you how bad the house still looks because nothing really can be done. We haven't hung any pictures, we cant paint, there are chunks out of every wall and there is sprays of plaster/grout up every wall from the tilers. That is just the start of it. Another typical builder - hand over the keys, get their money and disappear. DO NOT RECOMMEND. Salsaby OMG guys and girls I am SO SORRY! life got bloody crazy! after moving in it has been a bit of a tussle with the builder getting trades in to finish of the items for PCI. We had just after new year a guy come and clear the front with a digger (YAY no rubbish!!) and have had our doors put on our laundry cupboard.... but thats it. Bit sad, we are pretty keen to get in there and paint but we need to wait for their team to fix the plaster etc before we can start. Here is our list for the builder still to fix: 1. Flumes not hooked up to roof vents in roof cavity (2/3 not connected) 2. Brick clean - dont ask me how this was never done :/ 3. Lock on garage internal door has no lock hole cut in frame for dead lock 4. Plaster to be touched up around house (chunks missing etc) 5. Tile missing in powder room 6. White coat plaster missing in a lot of areas plasterer thought would be covered by a cupboard but didnt read plans LOL 7. Front render to right of garage to be changed to cream, render extended around wall near WC front of house 8. Pavers lifting in driveway already, concrete cracked 9. Cracked eaves in alfresco where guttering was not clicked into boarding 10. Large crack in mortar and scarily through the middle of a brick near alfresco 11. Front door to be changed to wood stain (currently dark blue) 12. grout between stone benchtop and tile splashback not silicone 13. Builders sign still on front lawn :/ 14. Wind is whistling though gaps somewhere :/ 15. Edging around eaves on side of house not filled back with bricks when cut in for roof timber 16. power point in ceiling in theater is missing 17. Rollerdoor is uneven in speed opening and closing 18. Clean out of their stuff in our garage so I can park my car in there 19. Gaps around window frames outside to be sealed 20. Shower recess has no soap dish unlike ensuite, also missing caping to overflow in sink Much more than this but that is what I can come up with off the top of my head I will post some photos soon... ah! I need time!! Update also, SO and I went ring shopping last night... now the wait is on when he will ask and let me wear it Thanks Di and & Excited, I am so sorry for the delay life is just crazy busy!! Other than my rant list the house is great, really feels like home I just love it. We got given some Sherridan towels in white... bloody things are shedding white fluff all over the house on my blue carpets :/ Excited: See list above lol, as for package we bought through Keystart so we had to have carpet, tiles and blinds included in package from builder. We got basic verticals which we will change later when we can afford it and the carpet and tiles we made sure we liked so we didnt have to... bit harder to do! ABC blinds, Carpet Call and Crosby tiles are their suppliers. All the best guys, I promise I will be back on soon to catch up on all your builds and update with some photos xx I am still here I PROMISE Re: Warnbro, M3 Residential - PCI STILL NOT COMPLETE 226Apr 22, 2015 5:38 pm Hi Salsaby, So sad to hear this I would really like to see photo's if at all possible - to know what Im up for. I have been having my own problems - nothing major but communication seems to be lacking in this company, and considering how small it is, that's a worry. I went and looked at a house they are building on the street up from me, and it looks like there was a major booboo - there is a gap between the concrete slab and the internal brickwork, and a huge pile of broken bricks out the front. Roof timbers etc just chucked down on top of broken bricks etc. Im so sad that M3 have not been able to fix any of your issues, its not like they are small items!! I might have asked this before, but did you pay for an inspector? or did you just notice all those things yourself? I am getting an inspector My Build: viewtopic.php?f=31&t=74866 Re: Warnbro, M3 Residential - PCI STILL NOT COMPLETE 227Apr 22, 2015 5:54 pm Hey, I will try and take photos over the coming days for you and post - there is so much to add so it will take awhile OMG that is scary! A huge gap? do you have photos?? I am a little worried there is one corner of our house that has a large crack extending along the cornice and outside at that point the crack goes right through the middle of a brick. The communication since we got keys became no-existent and when they realised that the old SS had stuffed up badly they really went quiet like they were trying to get this major blip off their radar and out the door. Its not like they cant fix them its they don't want to fix them, they are ignoring us and putting us off. We did threaten action with the building tribunal if we do not have a resolution soon. I have taken a look and filled out a intention to lodge a complaint and have spoken to legal aid WA so fingers crossed it doesn't go much further - totally prepared if it does though. Sadly all the items on our list we noticed ourselves, I would hate to see what an independent building inspector would pick up (if any read this and are feeling sorry for us and want to help PM me - Please) We are looking into our options now before the 6 month maintenance hits so that we can hit them with something solid. Please take my advise and email them EVERYTHING and keep it all as records. I did and thankfully this will work with us if we have to go to the tribunal. Goodluck Excited_Much, keep me updated. Really Really Really hope for your sake that they pull their finger out. I have a feeling that house in Bicton they are building is getting all the resources - check out their Facebook page if you can its a monster of a house... wouldnt be surprised if that is one of the Managers houses... Re: Warnbro, M3 Residential - PCI STILL NOT COMPLETE 232Apr 22, 2015 7:34 pm My god salsaby - that is disgusting. I remember our builds being very similar timeframes but geez we had only three things to be rectified at PCI and they were all fixed within a couple of weeks. Chalk and cheese really. I would be jumping up and down but unfortunately with some companies they just drag their feet Re: Warnbro, M3 Residential - PCI STILL NOT COMPLETE 233Apr 22, 2015 7:46 pm Sadly Asha they told us we would be complete by December 2014 so we gave notice with our rental. It wasn't ready but the let us move in at PCI and sadly this is where we are stuck. The finish is poor (being kind) and really you think being a small company they wouldn't want to tarnish their rep by letting something as bad as this slip by. We were told they did us a favour moving in early - there is no way this benefits us anymore paying full mortgage on a partially complete home. They are ignoring our calls and emails except for chasing an invoice today for $850 for the power dome. Sadly we have been patient it's been 4 months since we moved in and we have had two trades that's it. We did say we are willing to be home for their trades if they let us know - both trades that we have got just rocked up no notice just lucky we were home. We are going to get the ball rolling legally so we can just get it completed. It's embarrassing living here and we don't want to show friends and family - we didn't have a housewarming because of it but sadly everyone will see it at our engagement party. I'm over it, I feel scammed and totally ripped off. Re: Warnbro, M3 Residential - PCI STILL NOT COMPLETE 234Apr 22, 2015 9:13 pm OMG!! Such a bad finish!!!! I understand them letting you in early (well really when they said they would) but to not have those items fixed ASAP after you've moved in is ridiculous!! I have seen that house in bicton.... And I would agree that all the resources might be going there. I'm so sad My Build: viewtopic.php?f=31&t=74866 Re: Warnbro, M3 Residential - PCI STILL NOT COMPLETE 236Apr 23, 2015 10:12 am I'd be making so much noise - post facebook updates about them - tag them in everything, post photos all over the place. There was a recent article about builders doing a bad job so its give and take - seriously get them to sort out what you paid for! Sorry to see they haven't done a good job!! Re: Warnbro, M3 Residential - PCI STILL NOT COMPLETE 237Apr 23, 2015 10:19 am You should post all these photos and comments on productreview.com I work for a builder and i know that we take our feedback VERY seriously. I would be posting this everywhere for them to see. No road base was put down so it's cracked and moved/sunk. Thankyou everyone for your support, we are bitterly disappointed with the quality of home they have left us with and the serious lack of communication. We are awaiting a response from our last email in the hope that we get a resolution however we are not hopeful that it will work. If we don't get a satisfactory response we will contact the building tribunal and lodge and intention for complaint form. By all means please spread the link to this forum and tell your friends and family to avoid them - we don't want anyone else to go through what we have. Cheers x Re: Warnbro, M3 Residential - PCI STILL NOT COMPLETE 239Apr 23, 2015 12:31 pm Wow - this is so, so bad! Don't listen to their 'we did you a favour' you can't handover an unfinished house and then wipe your hands clean of it! Then the cheek of sending you a $850 bill. Definately take it further. Good luck! Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=70984 Re: Warnbro, M3 Residential - PCI STILL NOT COMPLETE 240Apr 23, 2015 12:59 pm Thank you Archetto, we have sent our final email warning yesterday and we will be filing paperwork with the building tribunal for "intent for complaint" if we have not had a sufficient response by the weekend. We really didn't want to resort to this, its not the kind of people we are but we were ripped off/taken advantage of and paid for something clearly we didn't receive and it needs to be sorted NOW. Sad thing is we allowed it - we were pushed into a corner with our circumstance (we had no where else to go when our rental lease was up) and were promised it would be complete. Then it changed to we will have it completed enough so you can move in and we will send trades straight after the new year to complete the work... two trades have been and now nothing.... and now the phone calls are being ignored and emails are not being returned or given the excuse that the work will be completed at 6 month maintenance. For the amount of work that is left to do they would need full access to our home for 6 - 8 weeks I think to complete it and it wont be cheap its all small sh*tty stuff that a trade would need to be there for a few hours at a time. We were duped, I feel so angry that they took advantage of our good nature to have us pay our house in full for a job that is CLEARLY not completed as it is "standard practice to pay at PCI/Key handover" and then never fix the sh*thole they left us with. Sure the house is "Livable" but we are paying for it as if it was completed and they have no interest on completing it anytime soon. Sorry for the rant, I am just so angry - I am a really accepting patient person but this is really the final straw. This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this.
