I have been going through several posts about Caddens and Mulgoa rise, and not being from the area, am having trouble deciding if either are good for an IP and if one would be better than the other. We have managed to get a bloc in Caddens last Saturday, (ard 600 sq m) and a rough estimate of doing a two level around 33 sq house would work out to 750K or thereabouts. The bloc location is quite good, with blue mountain views, park facing etc. With rentals in the area being around 550 for a 4 bed, would this property give enough cap gain over the years to cover for the negative gearing. I am assuming that MR pricing would work out nearly similar to this Would love to hear what others think, it does look like Caddens has more owners than investors, going by the people I met at the allotment last Saturday. thanks heaps, feel free to comment, either ways. It has better transport and commercial facilities. We were looking at a courtyard style home there before and it was meant to be ready to move in for $625k.
