Browse Forums Building A New House 1 Feb 11, 2014 8:37 pm Hi all, We are currently in the process of building a family house in a close-by suburb. However, new regulations are in the process of being passed that would allow us to subdivide our current property. This has gone through council and is now just waiting final rubber stamping by the Planning Department in the next few months. The catch is, we must build on the subdivision as part of conditional approval. So, we are going headlong into a second build whilst our other build is in progress. I feel like we are a sucker for punishment I wanted to ask, out of interest, what sort of % increase do you think you can get on a property if the subdivide has been conditionally approved but we haven't gone ahead with it. Would that sort of thing add much to the value of a house? We have signed with the builder (RBWA - First Abode). Residential Builders (RBWA) is the same builder that we are using for our new family home, so we are familiar with their staff and process. We are now just waiting to lodge with council so we can start the subdivision process. We are subdividing under a new planning scheme amendment that allows corner blocks to request a density bonus. We need to increase our R Code from 17.5 to approximately 23 (maximum R30 allowed), in order to apply to subdivide our 880sqm bullnose block. The council have approved the scheme amendment late last year but it has not been gazetted by state government yet. We are expecting this to happen soon. In the meantime, we have set up our budget and are now getting quotes on everything (demolition, sewerage, fencing, etc). This is our second subdivision. However, the first subdivision was sold as land-only. Therefore, some of this is new for us. So... on to the plan: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ This is a standard design, "Encore". We are going to make very few changes. Mostly to maximise value such as upgrading the front door slightly and adding a side-light, add a shoppers entrance from the garage and a backdoor to the garage for access to the side. We may do 2 or 3 more things. But that will be it. Very happy with the value. We are looking at under $170k for our build which includes internal painting, floor coverings, window coverings and ducted air con. I'm now going through the process of making selections from the base range and in colours that are widely used to appeal to more potential purchasers. Extend the vanity so that there is no gaps between the shower and the vanity 2. Extend the mirror to match the size of the vanity 3. Remove the small walls jutting out at the entry to the games room (this should make the area feel a bit bigger) Not sure if I'll do anything more in the kitchen... Having the same builder will definitely make it easier. Im assuming that as a rental you only want to make minimal cost effective changes. I would maybe extend the robe in bed 2 to fill the recess next to it - the deleted portion of wall should negate the cost of extra robe door and shelf and rail. More storage at no cost! Also noticed you have a T-bar lintel across the garage - not sure if you have specified this but its not something that would contribute to higher rent. Just my thoughts anyways. Good luck. I think extending the wardrobe in bed 2 is a great idea. The lintel was already in place - I'll ask about it at pre-start. And also extend the robe in bed 2. Have you considered removing the toilet wall on the ensuite to make the room feel bigger? We had prestart last Friday and have just had the variation list come back. It was under budget!! On top of that, we are getting a few "nice to haves" in order to make the place feel more like someone thought about the occupation of the house rather than just take the bulk standard. There are a few other minor things, but this gives you an idea. My biggest (nice) surprise was the cost of Diamond Gloss. $450 for the kitchen benches! I've heard people rave about the quality and look of this product that I thought I make take a punt and get a quote. So glad I did. Lintels were required so no changes made, but it was worth checking. So glad I posted this up and got a bit of help. It was very useful. Didn't extend the wardrobe in bed 2 as the cost wasn't worth it (over $500) and we thought about the consistent look and feel of having doors on wardrobes throughout the house, rather than one room with sliders.
