We survived. It was a long day, but we're glad we're through and relatively happy with the result. It's was a little disappointing learning soon after pre start that our chosen tiles for the ensuite are now discontinued, so there's another round of colour selection to go. The following are changes/upgrades we requested and likely to do. - insertion of kitchen cabinets, bench and overheads to the right side of he larder. - addition of waterfall edge to one side of island bench. - Addition of cabinets under island bench to dining, still giving room for three bar stools - addition of cupboards and benchtop to kitchen recess - like one in the wisteria display home - we'll be supplying our own kitchen appliances - tap to the fridge - upgrade on doors to larder and main bedroom - cavity slider to rear hallway access - 3rd outdoor tap, - recess to ceiling in theatre - deletion of drop zone to increase size of WIR - increase to size of robes to beds 2,3 and 4 with removal of soffit - quotation on aggregate to drive and front porch - provision for decking to alfresco - upgrade on shower heads and basins. - upgrade on power point covers - overhead cupboards to laundry I think we spent a fortune and will probably have to scale back somewhere. Maybe it was because it was a Friday afternoon,or maybe because we were from Dale Alcock, but the service was ordinary to a say the least. Given we had already selected laminate colours, we were looking for a similiar tiles to those that were discontinued. These were the options we came up with...thoughts? Exhausted but overall I think we're quite happy with what we've come up with. I'm not sure the bank is and our valuation has come in about100k below cost without the upgrades..... We signed our PWC at the start of December last year but had already completed our site and contour surveys. It felt like forever waiting to receive our contracts (19 March) and we executed them on 28 March. We were notified of our pre-start date on the 18 March and the earliest we could do pre-start was 11 April (although electrical meeting was a week or so earlier). We're still waiting for our costings from pre-start. I'm hoping they might come in this week. When I get them I'll let you know what these costings come in at. We included a pre start allowance into our loan, but I'm sure we've gone over this amount and will also have to dig into our savings. It looks like you've got a great project on your hands as well. There are a number of things in the original plans that are similar to ours... good luck! Most of the things we have changed or added could be done later if needed and to be honest would probably be cheaper (I.e aggregate, taps, doors etc.). We're doing all of the floor coverings, blinds, air con, decking and alarm separately. I'm sure we'll be adding to this list of post completion tasks from our prestart list. Re: KDRB Dale Alcock -Perth Eastern suburbs - Prestart compl 52Apr 23, 2014 2:47 pm So pre start costings are in and we're about $20k over allowance. There are quite a few things we won't be doing. The aggregate at $7k seems awfully expensive (this supposedly includes a credit for paving), overhead cupboards to the laundry were 3k, and we added $9k in cabinetry to the kitchen. Things we're not sure about include the provision of drop footings to our alfresco for decking after handover. Does anyone know if this is necessary? It's a 2.5k cost, which I've never come across before. Supplying our own kitchen appliances is ending up quite pricey. Insurance alone is approximate1/8 of the cost and the credits back are nothing to write home about. $700 for an external gas point would buy you a lot of gas bottles! Great house, the Aurora is one we looked at when we first started our build journey, the raked ceiling got me!! Couple of things I saw on your Prestart list (we did Prestart Tuesday and these tips we picked up from the forum were handy): * fridge tap - if you can, move it to inside a cabinet, not behind the fridge. They stick out a fair way and your fridge will stick out from the recess. Putting it in the cabinet means you can get a deeper fridge into the recess. We've also done the same with our washing machine taps. * Kitchen cabinetry: it's all the thing to put drawers in, but to cut costs, we kept ours a combination of drawers and cupboards. Saved us about $3k by doing so. * Aggregrate: we've got a triple driveway, builder quoted us $$$$ well over what a private quote did. Saved ourselves about $6k. We've since decided to just go with the builders paving and when it dies, we will do our aggregate then. Would rather spend that $10k+ on something else now. Looking good, will follow with earnest. We're really unsure on the colour of the paving, so probably leaning towards doing the aggregate ourselves. How have you found the process? An update of sorts. We spent three weeks of the waiting time on an overseas holiday. Whilst away, we finalised our prestart list and received our building permit. There are a few minor conditions on the approvals we're waiting on some clarification on but hopefully we're just waiting on final drawings before going to site. The rain couldn't have started at a worse time for us and with our clay site I'm worried we'll have a pond on our block until October. From our prestart list, we kept the cabinetry in the our recess and larder. We removed all paving to do our own aggregate/limestone and will go with the builders range of kitchen appliances. We also upgraded all of the doors and some tap wear along with wall mounted spouts for our ensuite bathroom. We removed the alfresco fan, laundry overheads. Some of the mark ups on upgrades appeared excessive and unjustified. We were surprised by a few items that we tried to finalise during prestart (due to their costs and design implications). These were on items that we had discussed with our sales rep prior to signing our PWC. We were told to deal with them at prestart and in hindsight we should have pushed for inclusion/pricing prior to signing the PWC. We're still discussing these items with the builder and whilst it's not going to make the builder or us rich, it's frustrating to deal with almost six months after initially requesting the changes. Re: KDRB Dale Alcock -Perth Eastern suburbs - Building permi 60May 21, 2014 11:19 pm Our wait continues, but I think we may have hit a road block. Essentially our council approval was subject to the on site retention of storm water. Our builder had assumed that we would take our storm water to council drains. There are cost implications (still being determined), but the biggest concern is how our stormwater can be retained on site whilst allowing for the future subdivision of our property. This hadn't been considered by the builder. Because we're on a clay site, our soak wells will be huge and I think the only real place to put them is on the future subdivided land. All of our bank valuations were done with the prospect of a subdivision. We'll wait and see what the builder comes up with, but it's fair to say that we're concerned our project may not proceed in its current form. Last year I had a gas leak at my house. 3 days later, I have about 1 sqm of my exposed aggregate paving broken up. I am not sure how to go about getting it repaired… 0 10377 After some ideas on making our patio kid friendly . Currently we have exposed aggregate.
