Browse Forums Building A New House 1 Feb 10, 2014 4:20 pm Hi there. I've tried having a look around the forums for an answer, but havent been able to find anything that seems to help. A short background. Im currently building with Wisdom Homes in Minto and we are getting very close to finish. We should be having our final walk through on friday. Now, this is where I get confused. We spoke to our bank today and they have informed us that we will need building insurance BEFORE they will pay the final payment. Now, maybe im incorrect, but I assume that Wisdom Homes wont give us the keys untill the final payment is made and there are certain aspects we have to complete AFTER handover to get the occupancy certificate (certain landscaping items and shading devices on certain windows). My problem is, when Ive done insurance quotes, they all seem to say that without an occupancy certificate, they wont insure the property. We cant get occupancy untill we have access to the house. We cant get access to the house untill we make the final payment. We cant make the final payment untill we have insurance. Its just appears to be a vicious cycle, and all I can do is ask you all for any help you may be able to offer. Thanks for your time. I have since found an insurance company I'd forgotten to try that is willing to insure a house that is still technically under construction, so that seems to be sorted. In regards to occupancy, thanks for that link. Im still a little iffy on a few things. We've been told that there are certain landscape requirements we need to meet (I am not sure if this was a developer or a council requirement. This info only came from the landscapers at Wisdom, I havent seen it in writing anywhere), one of those was that we had to plant a certain amount of and certain types of tree in our backyard. When (if at all) would that kind of thing be inspected if not for occupancy? Also, I believe the requirement for "Shading Devices on all west facing windows" had something to do with BASIX. So that would need to be done for occupancy, right? We cant do that untill handover. Though, in saying that, when we pushed for more information regarding what was acceptable, we asked council who told us to ask the developer. We ask the developer and they said it was a council requirement. So very confusing. Normally landscaping is either a planning or developer requirement and doesn't need to be done for an occupancy usually within 6 months is fine.
