Browse Forums Building A New House 1 Feb 10, 2014 3:37 pm Hi All, new member with first post, hoping to get some feedback on my design.
We have purchased an 1120sqm block with a 19m frontage and I want to have side access to make use of the space down the back. This will be our third custom home and hopefully last Anyway, here's revision number 5 Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Thanks Kev Re: Busselton Sea-Change Custom Build 2Feb 10, 2014 3:40 pm hmm, that's not real clear, any way to attach a pdf ? Re: Busselton Sea-Change Custom Build-feedback on design ple 3Feb 13, 2014 10:25 am Uploaded a better pic Re: Busselton Sea-Change Custom Build-feedback on design ple 4Feb 13, 2014 11:26 am What a lovely place for a sea change! I love the entry from garage through pantry to kitchen. Two thoughts spring to my mind. 1) the outlook from the kitchen bench is straight into hallway wall/theatre doors. Personally I'd put the fridge/freezer on the at the other end of the kitchen beside the pantry, then pull the kitchen island over a bit towards your family room so that it is facing towards your dining room. 2) the web zone is closing off what would otherwise be a big open space. Maybe you want that - or could be avoided by swivelling it 90 degrees and taking away it's wall (hard to explain, but might mean moving the entrance to the hall to bedrooms slightly towards family room). Or move web zone to other corner of family room or outside pantry (now that the island bench is moved over!) Hope that makes sense. While I was at it, I shifted the theatre to the back to allow for a better outlook for the kitchen and managed to have a bigger kitchen, also shifted the laundry and powder room. Revision 6, almost happy I think....still not sure about that computer nook, but really want it in there somewhere. Open space and kitchen looks much better though and sunlight is wasted on a home theatre so it sounds like you are on the right track. http://www.housebythewater.wordpress.com From blank block to new home in Mandurah, Western Australia. viewtopic.php?f=31&t=65564 Re: Busselton Sea-Change Custom Build-feedback on design ple 7Feb 14, 2014 2:50 pm The new orientation is much better than the first plan, just make sure you have eaves or a pergola to shade the windows in summer. I like the computer niche near the kitchen, its like this mission control idea: http://www.anewhouse.com.au/2012/02/mission-control/ The Harder You Try - the Luckier You Get ! Had to make a few changes to the floor plan and elevation to fit our budget but overall very happy. I will upload the new plan when the rep emails me a copy. Cheers Kev Re: Busselton Sea-Change Custom Build - Singed with Redink 10Oct 29, 2014 8:22 pm That is one really well thought out plan, good to hear you have found a builder. Good luck! Re: Busselton Sea-Change Custom Build - Singed with Redink 11Oct 29, 2014 8:56 pm Marcia That is one really well thought out plan, good to hear you have found a builder. Good luck! Thanks Marcia, it's taken a while to get here but really happy with what we've come up with. Cheers, Kev Re: Busselton Sea-Change Custom Build - Singed with Redink 12Oct 30, 2014 10:17 pm Re: Busselton Sea-Change Custom Build - Singed with Redink 13Oct 31, 2014 10:21 pm Hi Kevin07, The plan looks great, I'm sure you'll be very happy that you flipped the original plan, taking passive solar design into account. The only thing I can think of that you may want to look at are your west facing windows. It's best to minimise W facing windows. Bed 4 will get very hot on summer afternoons. You may want to consider having a south window instead, or possibly a slit window, high up under the eaves. The same could be said for the games room. Best of luck with build. Re: Our Redink Custom Build - Prestart Done 14Jan 20, 2015 9:26 am Had our prestart yesterday, no problems and only added another $ 8500 mainly on the tiles, led downlights and a few upgrades like the toilets, shower heads and a few doors. Our Prestart Consultant reckons 6 weeks until the slab and 6-7 months after that, so better than expected. Kev Re: Redink Custom Build - Prestart Over 15Jan 22, 2015 7:18 pm Hi Kev, congrats on getting prestart all done and dusted. You've got a wonderful floor plan there. Hope the build all goes smoothly. Re: Redink Custom Build - Prestart Over 16Jan 22, 2015 7:54 pm Thanks ardie, happy with the way Red Ink do things so far, exciting times ahead Re: Redink Custom Build - Prestart Over 17Jan 30, 2015 9:26 pm Got our revised plans and addenda yesterday, only 10 days, is that some sort of record ? everything in order so we signed and sent back. Heres hoping it gets underway soon. Re: Redink Southwest Build - We have Shire Approval 18Feb 10, 2015 9:03 am So Redink continue to impress with the speed of progress. The Supervisor rang yesterday to see when the Earthworks would be complete so he could schedule the slab. Apparently we have approval and water on site so it's all go. Re: Redink Southwest Build - Slabbed ! 19Feb 26, 2015 9:22 pm Feeling pretty good about the decision to build with Red Ink. Slab went down Tuesday and Bricks to be delivered next Wednesday with Brickies on site Thursday. Full steam ahead Re: Redink Southwest Build - Slabbed ! 20Feb 26, 2015 11:05 pm Congrats on the slab!
