Browse Forums Building A New House 1 Feb 10, 2014 11:54 am Hi Guys, We are only building our first home. We liked UEH process so far. We have tried with other major builder before too. Issue we faced there was the turn around time from them was really long. And I thought we would not have that issue with UEH. However, we are facing almost the same problem here too. They just take too long to come back to you, it more than a week in some cases. I do not blame individuals here, as with both builders I felt like administrators/coordinators are very busy. However with first house I do not see anyone will be able to finalise everything in preliminary contract / Tender, colors and final contract appt. What you guys think? What are your experiences? Also, UEH have written in signed tender doco that if you want to make further structural changes you ll be charged fee and it will be subject to approvals. Any thoughts on this? Kind of locked in with these guys, they are good but ya these two issues are kinda stressing me out a lot. One-off builders may be quicker - but may not. But - that's just bureaucracy/administration - the larger can mean a bit slower. Colours, selection of items etc will be a process. They may have 10, 20, 100 other customers. You will be given a project person and they will slot you in. You can't expect to jump the queue. They will charge you if you change things after agreeing to a set design and they have begun work on it. But - you have to make up your mind on what you want and be sure. Changing your mind can cost you money. They may have done work - and will expect payment if its a waste of their time. A general advice on how big organisations run is not really helping me here. I work for big organization and which is why I have made it clear in my post that people are busy and I do not blame any individuals. If you have any experience please share. Unfortunately its just part of building. If you make changes, request costs or anything similar it has to go through a process. Our builder was the same, though generally they got back to us within a week with any complex question we asked. I undertand your comments Macmaz, but I think when you're talking about something complex like a build, you're going to have to expect that things will move slowly. Also Saint Mikes comments are true. Yes you're their customer, but you're not their only customer. Everything goes back through a process. If this builders process is that once you accept the tender, thats it no changes, then thats their decision. Our builder allowed changes up to, and on contract day. After that we were charged variations if we decided to make them. The long and the short of it is be organised. Assuming you've modelled the TB8, TB10, TB12, TB2 & J1 joists/LVLs there, it appears as per drawing to me.
