I do think that the area is going to be a good place to live. Yes, the slab went down Wednesday last week and Brickwork should be starting soon. However, my builder told me that there is a industry wide bricklayer shortage so can be a little wait before brickwork commences. Re: Avonlee Stage 6 Brabham W.A 23Apr 29, 2014 2:25 pm Posting this here because it might be relevant to stage 6'ers when it comes time. It appears that getting a building permit in a strata development requires a development application with the council as well. My builder submitted the permit application a day after settlement, but weren't advised by City of Swan about this requirement until about a month later. And now, the icing on the cake, the DAP (page 2 of this http://www.avonlee.com.au/downloads/Verdelho%20DAP.pdf) has an error, showing the garage for my lot and my neighbours (16 and 17) as being butt up against the private road. The earlier versions of the DAP had a 1m setback (i.e. 1m driveway). Council thus advised my plans didn't comply, so I amended them with the builder to extend the garage to meet the requirement. Now council advise that because of the stormwater connection which was to be in the driveway (which needs an inspection pit over it) and cannot be inside the garage, they are going to revise the DAP back to the originally proposed one (with the 1m setback). But naturally this takes time (DAP is currently with the town planner, Whelans, for amendment). Once this is complete, the change needs to be advertised for 21 days. I'm not sure if this is a case of sending a letter to all adjacent lots for their commentary/approval; or if it needs to be advertised in a newspaper/council gazette. Presently, the DAP is still with Whelans to be changed. This may well be holding up other 3Aers from getting their building permits (I note that only two so far have permits). It looks like dewatering is being done in stage 6, there was a pump running while I was there. Also a few roos hopping about. I note from the Avonlee website there is stage 6A (Cabernet) and 6B (Chenin). Do you know which one you are in, and which one is closer to Cob Road? The land further south from Cob Road (past Constable St, presumably 6B) looks less ready than that further north (between Cob Road and Constable St). I been told historically they don't raise building costs unless they really haft too and not to worry. Re: Avonlee Stage 6 Brabham W.A 32May 18, 2014 9:01 pm yeah plans are all set, I mean we will do a few extra power points and bits like that. my cousin in law is building down the road at start of park street but is the border of stocklands so hence the titles on time. got him signed up after me which was in august. he's moving in next month, when I drive to our empty land we go by his house they done quiet a good job on workman ship throughout for an project home so I'm excited when ours is finally start. also on the contract, I think from memory they can charge upto 1% of overall cost of house each month, which for me and my wife would be around $1700 I think. If they choose to do this is upto them, like I said before they kept saying historically they don't unless they really have to but im sceptical about that. My builder keeps telling me that there is a shortage of bricklayers so do not know when they are going to start it... I heard from the developer on the 12th of May and they advised they are still waiting on sub division approval to issue as they met with the WAPC on the 7th of May. Apparently the WAPC are being impacted by some government cut backs, so they are expecting to receive sub division approval in the next couple of weeks but this could delay titles a further 4-6 weeks. It was basically in the contract that " price due to increase by some percent if it gets delayde" which we missed obviously. Black car wouldn't have been me. I'm usually on my motorbike when I visit. Feel free to say hi anyway Got the building permit last week (finally) so should have something concrete very soon. Not unless you have managed to put it as a special condition into the contract somehow. 1 6052 The fastest thing a builder will do is bank your cheque, those systems work perfectly with lightning speed, everything else is slow burn.
