Browse Forums Building A New House 1 Feb 08, 2014 4:42 pm Have only just joined this great forum today. Hubby and I are in early stages of a build with Redink Homes in Helena Valley WA. We purchased our untitled block mid last year, and signed up with Redink about the same time. Our block titled in early Jan this year, and we had our interior design day on 24/1 and our long awaited Prestart on 28/1. We had made most of our changes with Redink last year, and are building a blend of two of their designs, The Principal and The Chateau. At prestart we only changed a few things structurally, and mostly just upgraded our finishes. Now waiting for our addenda and plans to come back to us for checking before going to council. There are plenty of taps on the blocks in our estate, and even a pad down in our street.

We saw a bunch last week; it was fun. Block 510 is really fast with Danmar homes and have started walls already. We are with Blueprint homes. We are in the very initial stage at the moment, land settlement is still not done. Hopefully we'll get it done by Mid-March. Yeah, lots of taps and Kangaroos in the Park after 7 pm. Will be following your building thread with much interest . Hi Ozlizz, we are lot 508, and our block is covered in Kangaroo poo! Hahaha. Feel a bit sad that we are encroaching on the kangaroos home. Have had our fingers crossed all week that we would get our plans back to sign off on and get them to council. They might still come today, who knows. The waiting for all of this paperwork stuff is doing my head in. We popped over to the block on Tuesday night, and the Danmar home had the bricks waiting and ready to go. They certainly hit the ground running, lucky buggers. Which block have you purchased? We are really happy with Redink so far Everyone we have dealt with have been very patient, kind and helpful. We are waiting to be able to sign off so the plans can go to council, and we can get going. This is our second build, but our first was a very long time ago time ago, and I must have been way more patient when I was younger, because now I just want everything done yesterday! My hubby just keeps telling me we should be in for Christmas. I just hope it's Christmas 2014 This stage, when you have everything chosen, and the only thing in your way is paperwork is excruciating! We loved the Hamlin (Chateau) on display in Baldivis, but have made heaps of changes, so our house is a mix of the Principal and the Chateau. We love it, and can't wait to see it come to life. Yeah paperwork takes ages; but you'll get there. The Danmar block will cop a lot of dust from the builds around once completed ...lol. We met guys from Torquata Bld and they are a bit pi**ed off with all the dust coming from the Park..he he. Overall, it feels peaceful and very calm in the park; especially at night. Hopefully it won't change much after all the settlement in the park and Views 2&3. Not sure if they are building any supermarket near the park somewhere, but the tiny Helena Valley supermarket is nice. Have you met anyone else from our estate yet? I have a cousin in Torquata Bld, and yes the dust etc has a few of them whinging, and my Aunt and Uncle live in one of the original estates on Lakeside Drive. My cousin and her family from Torquata Blvd have purchased a block across the road in Helena Valley Views. Lots of issues over there though. No titles anytime soon. The dust will be a bit yuck for a while I guess. I like the little IGA and chemist etc we have near by. Not sure if they plan on anything bigger in the future. The IGA will be raking in the $$$ when we all move in, that's for sure. We haven't met anyone from the estate yet. Am hoping we will become a lovely little community that looks out for each other and have street parties at Christmas. The only other time we built it was in a brand new estate in Huntingdale, and most of us original builders are still in touch, even though it was nearly 20 years ago, and we have all moved on. I love the feel of the Park, Helena Valley feels a little bit country, even though it's in suburbia. We were in 'window shopping' mode during Dec when suddenly came across our block. Agent told that the deal with the earlier buyer of the block fell off and up for grab. We signed without thinking much the same day and started researching after that So it all happened 'accidentally' Looks like park guys are gearing up now; block 504 and 568 (I think) have started the earthwork already when I visited this afternoon. Seems like most of the other blocks will be starting within next 2 weeks. It gives an exciting feeling Views will be too late it seems, nothing is going to happen in one year seems. By the way, assuming all your site survey is done, how much is the site cost for your home? Re: Building with Redink in Helena Valley WA 9Feb 15, 2014 12:49 am Wow more earth works. Lucky peeps! Our final plans and addenda came today.....so excited. Will go over them carefully on the weekend and hand deliver them back on Monday. Our site works are fixed at $16 000.00. Our engineer detail came back at class "S" C 3 detail. Because we had no idea, we had allowed $20 grand in our early figures, and I guess if they do find any clay or rock now it won't cost us any more. All earthworks, hard digging, extra sand etc is included in the 16 grand. I'm so happy to just have our final plans. I'll be doing cartwheels when we have a slab. Builder quoted 4.7k for soakwells though, so we are doing it outside. By the way I am sure everyone on this forum would like to have a look at your home plan Re: Building with Redink in Helena Valley WA 11Feb 15, 2014 1:19 am Thanks love, even took the documents to our Valentine dinner, but it was too dark in the restaurant to see them properly. So happy your site works are what you thought they would be. Redink also quoted over $4000 for the soak wells, so Brad, my Dad and our brother in law are going to do them. That should be a fun weekend! Will have a go at uploading plans and colour selections this weekend. What is the name of you're Blueprint home, so I can have a sqizz. Have you done any prestart? I know we are with a different builder, but if I can help with any costing or anything just let me know. We upgraded a lot of finishes, and I have a heap of quotes for painting ( we are not going through Redink ) and other things too. We are not yet done with Prestart, probably will take another month. We have signed for 'Sanctuary' with Blueprint but have made significant structural changes to fit into our block. We are not going for flooring/painting/window treatment with the builder as well. Also planning about making significant up-gradation of the kitchen (spashback etc)/electricals (downlights and wall lights) outside the builder. Not huge, but it's only us two. Our son is 26 and in his own place, but has threatened to move when it's finished, as he thinks it's so nice.....not gonna happen! We have pretty much just suited ourselves, not thinking about resale so much, just what we wanted. I love your house, it's huge, lots of storage and big rooms, can't wait to see how you've rejigged it to suit your block. Our bricks are Florentine Limestone 2C, and tiles are Coffee Bean. The front is rendered in 2 colours from Solver, Turkish Coffee and Teryaki. Paving to the front is Morocco and Limestone borders. The interior is predominately shades of off white, beige, and a kind of latte colour, with kitchen and scullery cabinets in Urban wood gloss and Warm white gloss. Bench tops in those area's are Essastone French Nougat. Our bedroom WIR and Ensuite is really left of center though...very dramatic greys, blacks and silver. Bit nervous, but I have a vision, so we'll see.
