Herein ****** the contradiction of building for most people - price vs quality. You have said quality it the most important thing but then evaluation is purely on price. The problem is that people want quality but are always going to be restricted on price (excluding the few who really have near unlimited budgets). And the other problem is that even "paying more" won't guarantee quality. If you are budget constrained - which you have described yourself as being - then the best thing to do is find a display home design that you like, and run with that builder. See how responsive they are to a few of your requests and then during the build put a lot of effort into monitoring things. Any builder you choose will strongly depend on the Site Supervisor you end up having - so perhaps if you want to focus on that, ask to meet your SS in advance. It can be hard as project builders don't want to invest a lot of effort into you (eg cost to them) until you have committed to some extent. 101 Resi have been great for me (Scott Park owned like RedInk) - and having a SS I was able to work well with really helped out. But you'll hear good/bad stories about any builder so you probably need to make the decision for yourself. I think it is ok to cut back on some upgrades to save which can be added much further down the track when you want to spruce things up. Make sure that the design incorporates provisions to allow for future work. I am not sure the salesman is who I would be deciding on, after all once you sign they fall away and it becomes the site super. Re: help choosing a builder and sales person 24Feb 20, 2014 2:23 am Forgot to add, when looking at what you do after versus during the build I think one has to assess the associated risks involved. For example, upgrading taps after handover to save builders margin. If the taps are costly then most of the upgrade price is the tap the differential in margin would not be massive. The risk is something goes wrong and you get in to a protracted you say I say loop. Is that worth the hassle? Now consider kitchen appliances, builder supplies lets say Westinghouse, nothing wrong with it and will do 85% of what the high end stuff does. Now if you want Miele they are sold on a distributor basis. This means that more than likely you buy for the same price a s the builder, why pay the margin. Go owner supplied. Also if purchasing a number of items you may not get the discount on the Miele but you could get better pricing on the fridge, washer, dryer, etc etc. Flooring is a biggie to do after handover, as is driveways. Aircon is another one. When looking to save money you have ot be armed with information of what the retail price is and what you as a regular consumer can purchase items for. That way you can ask informed questions to then decide. All of the above are ways of stretching the budget but the most important thing is finding a design that you and your family like. Hope it provides food for thought, probably stating the obvious but trying to be constructive. I think though that the builders I am looking at seem to be quality builders, I realise though that no builder is perfect and i will expect a few mistakes here and there... there is a long list of builders i won't touch i plan to do my own flooring, cabinets, air con, painting etc Re: help choosing a builder and sales person 26Feb 20, 2014 9:48 am It's a really hard decision but my sister has built with Ideal Homes and couldn't recommend her consultant Carlo any higher.. He not only designed the house to suit the block for her but a personally saw to it that she breezed through the admin phase and was fully informed on all the extra costs upfront so that they didn't go into prestart and spend a huge amount!! We're going to build with them in Springtime this year!
