We got our base invoice today and it all feels very real now! Re: Bryan & Peterson build in Victoria 62Apr 30, 2014 10:28 pm Well I haven't had much to take photos of really. The ducted heating was installed today along with the plumbing rough in. Electrical rough in has been done. The ducted heating was going to be in the floor however the SS said as its only installed near the walls and windows we would have cold spots in our living area. He also said the ceiling vents are very good with normal ceiling heights. So we went with the ceiling ones. These pictures are not very exciting I'm afraid. We have a cavity slider going into the butlers pantry and its on a 90 degree angle to the fridge space. The frame of the slider means in fridge terms we may as well consider that the fridge will be built against a wall. We got a 1 metre fridge space specifically because we wanted a larger fridge however I am now thinking the French door on that side won't open well. It can't stick out past the frame because that will intrude too much on the walkway. Spoke to SS and nothing can be done about the slider. Now in trying to find fridges that can open up to 90 degrees with a side space of 5-10 cm. I can live with it not opening all the way out! The other option is a side by side if we could find a fridge that had the freezer on the left hand side as we don't use the freezer very often. Once or twice a day but not as often as the fridge. I have also been having a moment of feeling regretful. Met the plumber this morning at the block and he didnt have a key. He said oh well have to break in. He ripped through the plastic near the door from the garage to the laundry. I know it's probably not a big deal but I was meeting the SS later on and I asked about it. So I basically 'told' on him like a little child. I thought someone's tacked all the plastic on and it's there to stay but now I feel I shouldn't have said anything and I hope the SS didnt mention it to him. On another bizarre note the plumber told us the tank cannot be plumbed to deliver drinking water if a homeowner has access to mains water which we do. Apparently illegal. Any experts out there? I'm in victoria. He put the line in anyway so we can do it later. Brickies later this week and plaster starts in 2 weeks. SS was pretty adamant that we would get handover in October which seems like an obscene amount of time away. Oh well gives us longer to save up for my shopping wish list. Speaking of which... I love your retro styled furniture picked out... The first bed, The first couch, and that coffee table.... We have that same couch, but in fabric, neatly packed away in storage till we get keys to our new build... We found a lot of our pieces on gumtree/ebay as original 60's furniture for a fraction of the price as new- buffets and bookshelves especially . Good Luck shopping! Re: Bryan & Peterson build in Victoria 64Apr 30, 2014 11:25 pm Ooh I haven't really checked gumtree. Bulldinginballarat you may cause me to lose sleep tonight. Lol I love ballarat - used to work there and my builder builds a lot there so I have travelled to their displays a few times. Lovely town! Re: Bryan & Peterson build in Victoria 65May 01, 2014 8:31 pm We love Ballarat too, sure it has some rough areas and stupid people in council, but you get that everywhere. lol. Just as a little teaser as to the treasures awaiting you on gumtree... We picked up this exact sideboard (http://www.permanent-collection.com/Res ... ejula.jpeg) , a 1960's Hans Hayson Teak sideboard worth about $1000, for $350... The bargains are there if you keep an eye out! Happy shopping Joanne Re: Bryan & Peterson build in Victoria 66May 01, 2014 9:34 pm That is to die for. Lucky you guys. I'm definately going to look at Gumtree and auction sites. Thanks for the tip. Re: Bryan & Peterson build in Victoria 67May 02, 2014 7:45 am Coming along, no idea about the water we are in NSW so not sure Build thread http://tinyurl.com/llgc7yk Re: Bryan & Peterson build in Victoria 68May 04, 2014 9:26 pm No idea about the drinking water from tank question, but it sounds quite bizarre. Surely any efforts to save water from the mains would be encouraged? Absolutely love the dining table in your pics. We're still trying to find a recommended carpenter who can build us some bespoke bench seats for the dining table we want. Does anyone get stuff made from scratch anymore? Well, apart from we people having our homes built of course.... Re: Bryan & Peterson build in Victoria 69May 07, 2014 5:17 pm The bricking has started. I'm really happy with the look of it so far. Spent the last couple of days in Melbourne with hubby looking at lounge suites and tables. Getting excited now!! Re: Bryan & Peterson build in Victoria 70May 07, 2014 8:52 pm looking great! Your house is looking very grand from that angle - So big! Re: Bryan & Peterson build in Victoria 71May 08, 2014 12:03 am Thanks building in Ballarat. It does look rather big from the backyard. And homeontherange just visited Richmond in Melbourne where there were heaps of custom timber makers. Most could tell you where the timber was from. It can't be that hard to find but I would start by going to the 'trendy' furniture areas in your nearest city. If I had a truck I would have bagged a bargain as many dining tables are literally on sale on the floor, ready to be taken away. Unfortunately we're not quite ready to buy. Re: Bryan & Peterson build in Victoria 72May 14, 2014 5:02 pm Bricks are coming along slowly. They look are bit yellow when laid however when they dry they look much better. We asked for the grout to match and I think they've done a great job there. Gee the backyard is a mess though!! Those wooden tables look fantastic. What ended up happening with the plumber and the ripped plastic and the SS? Did he say anything? I hope he didn't get spoken to by the SS. I've noticed people complaining here and there about tradies smoking inside. I think that is worth complaining about. The question you have asked is a good one but it should be asked as a separate well titled thread on one of the other sub forums. Not only do such generalised topics then have a greater chance of been seen by those qualified to answer, they are also easier found by other present and future forum visitors searching for information whereas answers to generalised questions in the "Building a new house" sub forum threads get 'buried'. 3in1 Supadiverta. Re: Bryan & Peterson build in Victoria 77May 15, 2014 4:27 pm Saveh20 yeah you are correct - I'm a bit lazy. Although I will be doing a landscape topic in the right forum eventually. I did some research and the information my plumber gave me is spot on. You can't drink tap water through the kitchen sink if you are hooked up to mains and you want to pass an audit, should that occur. I was grateful he put it in place anyway without connecting it. Re: Bryan & Peterson build in Victoria 78May 15, 2014 5:33 pm Hi joannek, I was hoping that you would re-post in General Discussion or Eco Living as the answer is quite interesting. Yes, your plumber is correct. In Victoria, if the house is connected to a mains water supply, rainwater is not allowed to be connected for potable use, food preparation or bathing as per AS/NZS 3500.1 2003 4.2.2 that states: “Only drinking water shall be supplied to plumbing fixtures or outlets for human consumption, bathing, food preparation, or utensil washing.” There are also the mandated Australian Drinking Water Guidelines to consider. The interesting thing is that South Australia and NSW allow such connections while QLD permits rainwater tanks connecting to a HWS. I recently queried BASIX on this subject and asked for the mandated reference(s) that replace the Australian Standards and the Australian Drinking Water Guidelines but they just repeated their position rather than explaining it or answering my questions. I actually believe that good quality rainwater should be allowed to be connected to a HWS in Victoria to increase harvested rainwater utilisation but no State determines what controls need to be taken to attain degrees of "good quality rainwater". If harvested rainwater is additionally plumbed for potable use, it should be of potable standard as defined by the Australian Drinking Water Guidelines. Certainly from the photos I have seen on H1 and in H1 forum member's blogs, very few of the NSW water tank installations in particular are of a standard that would deliver clean water. Given the poor standard of rainwater tank installations in most if not all States, I am not surprised that Victoria has chosen to comply with the Australian Drinking Water Guidelines and adopt AS/NZS 3500.1 2003 4.2.2. Given that a HWS has a sanitising effect, there should be some regulatory flexibility that allows for well designed rainwater harvesting systems that supply good quality water free of suspended sediment to be connected to a HWS. 3in1 Supadiverta. Re: Bryan & Peterson build in Victoria 79May 21, 2014 11:26 pm More progress today as the plaster is delivered and the insulation is installed. The brickies were still bricking and the garage door people were also there. My husband and I just realized internal wall insulation isn't standard. Oops. Really annoying as each of us work call at night at different times and we really need/want extra insulation so someone can talk on the phone in the middle of the night, watch TV or come and go from the house a few times etc etc. Going to ring SS tomorrow. Even if he lets us put it in ourselves that will be fine. Not sure but I will see how we go. You learn as you go. Was probably in the things you forgot thread!! Here are some pictures that aren't terribly exciting but show the progress.
