"The First Home Owners Grant application for transactions dated on or after 1 July 2014 requires the land valuation to be date as at the building contract date. This would mean you need a more current valuation. Since the total value is currently sitting at $749,990 it would be highly unlikely that your new valuation will keep you under the cap" Re: Grange Avenue Schofields - Burawa Rise Development 803Mar 17, 2016 7:59 pm For those who have not yet lodged their FHOG applications thru the lender just lodge it and specify the original contract dates and prices in the application with attached copies of your original contracts without the construction variations. The lenders don't assess these and simply pass your applications to OSR. Within 4 weeks of lodging your application you will receive a mail which states whether your application has been approved or not. Supply the following supporting dpcuments: 1. A copy of the contract to build, dated and signed by all parties. This is the original building contract and NOT the tender. Do NOT submit your variations. 2. A copy of the current stamped contract or transfer for the purchase of the land. This is provided to you by your conveyancer after settlement of the land. Most of us in Stages 1 and 2, have land contracts (and build contracts in H&L package) dated before 1 July 2014. So if your land contract is older than 12 months, for contracts dated earlier than 1 July 2014, you may be required to submit recent land valuation too. It actually confirms that my grant is approved. Well done on getting the approval. skyler *o* Re: Grange Avenue Schofields - Burawa Rise Development 808Mar 18, 2016 1:29 pm Required by OSR when you are building a home under a Contract to Build (separate contract for house and land): Contracts signed on the 12th October 2012 to the 30th June 2014 • unencumbered value (land only), evidence must be dated within the last 12 months, attach one of the following: o a copy of the council rate notice which shows the land value of the property OR o a copy of the 'Notice of Valuation’ issued by the Valuer General’s Department OR o a copy of the stamped contract or transfer for the purchase of the land Contracts signed on the 1st July 2014 to the 31st December 2015 • evidence of unencumbered value (land only), attach one of the following (where more than one is available, please provide the most recent): o a copy of a current valuation by a registered valuer (includes bank valuation) OR o a copy of a current stamped contract or transfer for the purchase of the land. Therefore the criteria to get the FHOG approved was more relaxed prior to the 1st of July 2014. There was no requirement for a current valuation by a registered valuer. The transfer for the purchase of land is the final document after you settle the land and this is available from your conveyancer/solicitor. I have seen applications that were initially declined and then approved after submitting the correct forms and supporting documents. This is where brokers will help you out. Tender in contract and construction drawing both say we're getting H1 slab. However, slab specs on engineering plan is for M class only.
