My builder told me they have stopped installing dimmable downlights as it tripped off electricity in the night time(appox. around 10pm) in 3 to 4 house they have installed and they don't do any dimmable work for downlights. If anyone has dimmable downlights installed in their house then can you please drop a note to my thread so that I can check back with my builder. thanks. I don't have an issue with those lights. By the way there is an ongoing sale at Beacon Lighting where the dimmable downlight is selling for about $25 only. It has 5 years warranty. Mine is double storey house however I want to install dimmable lights just in media room, for other area I am going with normal downlights. For double storey houses it will be difficult for them to install in the ground floor. Just get provisions for downlights done in your house and have these installed later after handover. If you buy a the downlights the labour would cost anywhere from $15 - $25 to install those lights. If you are installing dimmable downlights buy the dimmer switch as well. For Syd Water it will be for water rates and minimal water usage...your builder will be using your taps (outside) for some of their works e.g. bricks. And Blacktown council for your quarterly rates for services they are not even providing.....go figure.
