Browse Forums Building A New House 1 Feb 04, 2014 4:22 pm My partner and I have bought a block in Dawesville, our first home - very excited We have ocean views from the back and for weeks now i've been yet to find a design which would allow us to have a balcony and position the house right for enough backyard and to have our garage where we can as its a corner block with 1 side retained, and get the view. Within our budget anyway! Looks like i've found a design to suit through Ben Trager Homes. We're currently building with Ben Trager Homes in Secret Harbour. We've gone for a rear facing balcony, the design of which is great (a cantilever affair, look at our most recent pics) so they can definitely accomodate you wishes. You've picked a great place to build, we love Dawesville. Great design and price. Personally (unless you actually use all 4 beds) I'd move the master upstairs and have the balcony coming off it. Then have a smaller bedroom downstairs and a home theatre/study. However it's really selfish, keeping the Ocean view to yourselves. (We're selfish ). I'd recommend going for a cantilever balcony, they look so cool. I'm not sure BTH would be too keen on doing another one after having to deal with us. The display at Baldivis is huge and you'd easily get lost in it. Well worth a look around. What's different about a Cantilever balcony compared to a standard balcony?? We have to place the balcony back into the house so we don't have to screen it. We also wanted the balcony to come off a multipurpose room so it can be used when people are over, thought it'd be better than people having to come and go from/through our bedroom! Yeah unfortunately we can't as we would be over looking and the amount of screening we would need would mean no point! I don't know of any plans like that off the top of my head but I know there are a few around. With plans 10Apr 14, 2014 2:35 pm So we decided to wait about 5-6 months before signing up to give us some more cash behind us, and to pay off the land loan as much as we can (preferably all!) but we still want to get the design sorted in that time so we're ready to go... We pretty much completely customized the plan I originally posted! But there is still something not right... anyone good with plans able to have a look and let me know your thoughts?! Also concerned about the lack of windows on the LHS upper floor from the front of the house, could add a highlight to the toilet but not going to be able to do much with the robe, just not sure how the elevation will look. You only have one little linen closet - have you thought about incorporating the WIR into a large linen space? Could you access your garage from your Scullery when I come home I'm normally entering the kitchen centre of the house rather than the gallery. With plans 12Apr 14, 2014 3:09 pm same about the powder room. you could move it to the guest WIR and turn the other down stairs one into linen space. move the door from the scullery and have more bench. are you going to have a patio added on after handover? if so maybe think about use the alfresco as part of the kitchen and living. With plans 13Apr 14, 2014 3:14 pm The guest suite used to be a master suite from another plan so I think he's just crossed master and put guest, it will actually be used as a bedroom (not by us for the time being as we're childless) but it could be a good idea to convert it to a store room. The more I look at the plan the more it doesn't work but every time I come up with an idea it affects another part of the house and then i'm back to square 1! Ideally I want all minor bedrooms downstairs, master upstairs and a retreat/lounge upstairs so we can have guests up to use the balcony and sit upstairs, as that plan was based off a generic plan we've done what we can to move rooms but I think we just need to start from scratch with the design rather than trying to re-work something already done. With plans 15Apr 14, 2014 3:24 pm House plans are very individual, so while it's not my cup of tea I'm sure you have reasons for the layout you've chosen. My "constructive" criticisms - I wouldn't have two bedrooms upstairs and two downstairs. Don't know if you have kids or if you do what age they are, but my preference would be to have all the family on one level and the guests on the other. - I think your balcony is going to be looking over a large expanse of roof? If so, you will get quite a bit of reflected heat and glare, particularly if light coloured metal roof. - The large entry seems to be a bit of a waste of space that could be better put to use in the main living area - Not a fan of having to walk through the ensuite to get to the WIR every time. - WIR is a bit of a waste in the guest bedroom Re: Building in Dawesville - Help!! I just struggle to see how to rework it within the layout it is now, so I think we're better off just starting from scratch and not trying to re-work an already done design. We don't have any kids at the moment, but I also agree on the bedrooms, i've been trying to some up with something having all the bedrooms downstairs, master up (for views). The master bedroom is taken off a display home, so we've actually been able to see the exact room, and quite liked it, but I can see why people wouldn't at the same time. Yes balcony is overlooking roof, only way we can have it without needing to screen, we also had to have it set back into the house which sucked, will be looking at all options on that.
