My husband and I are looking at building for the first time (In the Lake Macquarie region of NSW), and, as you can imagine, we have a million questions! We are looking at building with Coral at this stage (the Noosa or Daydream), as we like the layouts and their inclusions, or perhaps Beechwood-I do love the Beechwood Sovereign and Bedarra, but apparently they don't do fixed price contracts which is a requirement from our bank. Our bank also requires that the house has is fully finished and includes window coverings, landscaping, driveway and fencing so I need to ensure these are included. Our maximum budget is 300k (But most likely around 280k) for total build, site costs, basix, landscaping etc. Will this get us a home of decent quality? I have VERY high end taste on a small budget....argh! I was just wondering, approximately how much we should budget for, for the following items? Thanks SO much in advance for your help! I have done a little bit of research and was wondering if the prices I have put down would be about right? Site costs (will 30k be enough for site costs on a fairly flat block, including basix?) Turfing approx 500sqm (approx as we don't have land yet) $3000 Window coverings-probably curtains and romans at this stage-definitely can't afford those beautiful shutter style blinds $3000 Upgrade from standard window in bedroom to sliding door $2000 Bathroom upgrades of tiles (no idea) Upgrade sliding doors to timber stackers/bifolds $7000 for two Light fittings and downlights $2000 Driveway of standard double size, coloured cement $4500 Ducted air (going through 3rd party supplier) $6000 All in all, what should I budget for, for all the 'extras?' Coral has some great packages and if you find a fairly flat block your budget would definitly cover it. Were just over 200000 not including landscaping/retaining which may be neccesary but are extreamlly happy with what we can get for a small loan.
