Browse Forums Building A New House 1 Jan 31, 2014 6:44 pm Hi guys! After many things holding us back, we are finally ready to become home owners. We are on a tight budget and still deciding whether to buy existing, or to build. Hubby is definitely in the 'build' camp, I'm less sure! My biggest worry is being stuck renting while laying a mortgage for nine years, while dealing with difficult builders who never get around to finishing the job (I've heard a few horror stories). I also hate the cookie cutter home and land packages! We can't afford a bespoke, architect designed house. I don't want to wait too long to move (bub #3 is due august). Hubby doesn't want a place with hidden faults, that needs work or won't hold value. I just want a house with enough room for the kids and horse-dog, and a back hard the size of a soccer field. See, I'm not asking much! My suggested compromise is a Modular House. The guys we are looking at (I'm going to look for others later tonight) are Hoek Modular Homes (any feedback from people who have used them?). They claim eight weeks to build, which suits me beautifully, and the plans on their website look good to us. They have narrow plans for long skinny blocks, which seems to be what keeps popping up. Does anyone have any experience with modular homes compared to standard house and land? Price, quality etc? I know the inclusions stop at the house. Carport fences grass etc won't be covered, but I'm ok with that I'd also love a rundown on finance. We will needs to obviously pay for the house and the land, and I know the bank pays this in instalments as appropriate. How do the extra costs factor in? Stuff like council fees, curtains, turf, driveways etc. does all this have to come from our cash store? Do you think it's easier or harder to get finance for a build like this? Many banks will lend on the extras, in fact mine insists they are costed in (less risky if they foreclose to have a finished house). The guys we are looking at seem more expensive than we thought ($122k for three bed, we need four minimum). Our budget is around $350k and we expect to pay about $210 for land, so that doesn't leave us much for the build! We may be able to stretch it with the FHBG and some cost cutting we plan over the next few months but I'd rather leave that buffer if I can. Can anyone give me any onfo on New Homes WA?
