Browse Forums Building A New House Re: CH - Lennox - PCI & Handover Booked in for July!!! 201Jun 30, 2014 6:46 pm Managed to get in the house today for a good look around. Overall very impressed with the quality of work although there are a few things that are a little bit annoying. We paid for an upgraded range hood and the standard one got installed and then the same for the smoke alarms, we paid for the slimline version and the standard ones have been put in. Very easy things to fix and I'm sure it won't take them long. Now the other thing that worried me was the GPO above the bench in the laundry. They have placed it so close to the bench top I won't be able to get a plug into it, so hoping they are going to move it up when I tell them . . . So picture time! Bathroom - now with shower! You must be so excited and 31 days until keys isn't long at all, yay for you I can't wait to see pictures of it when it's finished and dream away about our place. Hopefully they can build our place fast with high quality workmanship too. Are you buying any new furniture or are you focusing on getting your curtains finished first? Re: CH - Lennox - PCI & Handover Booked in for July!!! 203Jul 01, 2014 9:30 am Hi JMCL! Super excited for keys! ha ha! Hopefully no delays though. So far there have been very few issues with CH and when we have come across one they have fixed it. Looking at other peoples experiences it seems the same, one or two mistakes but they normally get fixed pretty quick. I suppose we won't get a real feel for how good the house is till we've lived in it for a few months but that is what the 6 month maintenance period is for. All the curtains are being made by a family member in the UK and being posted to us when ready so nothing much for us to do there. The thing that has caused the biggest headache has been choosing lighting. We are probably just going to go with a few IKEA lights and then down lights every where else, every time I go to the house I change my mind on what I want. As for furniture, the house we rent now is pretty much the same size as the one we are building so got loads of furniture. Going to buy a few new pieces (probably IKEA again - the whole stockholm range is very good) but might try and get some vintage or retro stuff as well. Only 15 more sleeps till PCI and only 28 more sleeps till keys! Nothing has changed yet with the little "glitches" but have been told the SS was told about them on Tuesday so he should have them added to his schedule to make sure they get fixed. Well nothing happened at the house (that I could see) on Tuesday this week but when I went last night loads had happened. All the internal paintwork is finished (lots of glossy internal doors!) and all the front of the house has been painted the final colour and it looks great! They have also installed the garage door and its amazing, the motor that powers it is soooo tiny compared to what we have in our rental house (and teeny weeny compared to the garage door opener in the house being built next door to us). We didnt even think to ask what we would get when we were at prestart (its one of the few things we didnt upgrade! ha ha!) but very happy with the product they have used. And all of the main floor tiles have arrived so hoping tiling is going to start this week. PCI in 2 weeks and keys in exactly 4 weeks! I remember you said you end upgrading heaps of things after prestart wer thay upgrade from ch? Re: CH - Lennox - PCI & Handover Booked in for July!!! 208Jul 03, 2014 12:22 pm We managed to upgrade to include extra gpo's and extra smart wiring from CH after prestart and after the we had signed all the final plans etc. We had to pay a variation fee I think, a few hundred dollars. I would email your CC directly and let them know what you want and see if you can get any further that way. We tried to get a couple of things changed too and were told no variations can be made once you've signed your final plans and construction has started. So annoying! Re: CH - Lennox - PCI & Handover Booked in for July!!! 211Jul 03, 2014 5:07 pm There is (or used to be) a variation fee for changes after final plans. They may have changed, but they might have meant you can't change without paying substantially for it. I can see why they have that, because it mucks up their scheduling and your build time and everyone else's. We get our keys next week, pre-handover was great. Our SS had already picked up on all the things I noticed and wanted to ask about, encouraged me to try and find any problems and also made it very easy. 10 business days later and we will have keys, and have the pre-handover checklist to make sure everything got fixed. Mostly little things like cupboards needing small alignment tweaks, or window latches needing fixing (after sitting there with all the construction going on for 6 months). Sometimes you have to put things in perspective. I know a few people building with other builders in Perth now, and they are all going through complete nightmare builds. Some of them have been building for 12-18 months... A couple of missed items on a 6 month house build is not too bad at all Hopefully your pre-handover is just as good as ours was and you end up with a fantastic home! Re: CH - Lennox - PCI & Handover Booked in for July!!! 213Jul 04, 2014 6:55 pm Thanks xfitzyx - wish we were getting our keys next week! I know what you mean about putting things in perspective, we only had our slab down in Feb and we should get keys in July whilst other houses on our street already had their roof on in February and still aren't finished . . . . feel really bad for the owners. We noticed that some internal paintwork could have been done a bit better on the door frames and there are tiny little bits of plaster work that might need a touch up, but these are all things I can do and it will take 5 minutes so not worth stressing over. So time for some pictures! So we finally got painted the final colour and we think it looks great! Its Botany Grey for the feature render and door and vitesse for the main render. It looks very "paisley green" in the first pic but the true colour is what you can see on the second pic of the front door. The correct range hood has been installed and both sets of wall cupboards have been replaced for units with 2 shelves inside instead of the standard 1. Induction hob has been fitted (the stone needed to be re-cut a bit to make it fit) and the work to move the gpo higher in the laundry has started. Also couldnt see if they had replaced the standard smoke alarms with the slimline version we wanted, but guessing if they fixed up the GPO and the rangehood they probably have. Overall, everything is going great and super happy with everything. So went to the new CH show home (the Brando! ha ha!) to see what a finished Lennox type plan looks like, and it was amazing! It was a standard finish house, in that the only upgrades appeared to be the flooring and down lights but they had reworked the panty and the WIL from the standard Lennox floor plan which was interesting (still prefer my floor plan! ha ha!). And then I realised they had used a variation of the Gibson elevation as well, copy cats! For any people building or thinking of building a Lennox it is well worth a visit. I prefer the WIL of the Lennox, but i like how the fridge space is the opposite end of the kitchen. That is one thing we wish we had of changed. Our Build - viewtopic.php?f=31&t=69989 Re: CH - Lennox - PCI & Handover Booked in for July!!! 220Jul 07, 2014 2:12 am Ohhhhh, I only just got told about the Brando on Thursday last week and I flew out of Perth Wednesday I would have gone and seen it if I had known about it I'm not in Perth again for a few weeks otherwise I would go and check it out ASAP. You're getting closer to moving in Ross, yayyyy! I like the picture of the greenish render, it's a bit like a pistachio green to me That's great you've already got your furniture. We bought all new stuff about 6 years ago and I think it's time to upgrade again so we'll defiantly have to do some shopping! I'm looking forward to seeing how everything looks by the end of your build, I'm so excited and it's not my house We're still at the paperwork end of things and that seems to take forever We've done the structure side of things but we still need to do prestart. You're so lucky you got your painting included, they're not offering painting for the Lennox's anymore so we'll probably have to do that ourselves and we lost our stone bench top upgrade because we increased the kitchen and store by heaps. We got quoted $7500 but now it's $9000 Our site works is budgeted at $60000 but I'm hoping it doesn't cost that much and I can use some of that for the stone as I feel guilty spending they amount on a bench top when we could spend it on something more practical I can't imagine not having stone but then again, I can probably get it done when we move in for the same price? I've got to do a bit of research on it all still. It's so hard deciding what to upgrade? interesting situation what happened after builder issued final invoice? did you list as defect or not does the building surveyor have any responsibility? ie. issuing… 13 46996 Building Standards; Getting It Right!
