Browse Forums Building A New House 1 Jan 30, 2014 12:12 pm Hi Everyone! Thought I would finally start one of these to document our house being built and to share our plans and try and get some good advice from other people as we have never built before. We've been in the planning phase with Celebration Homes since June 2013 and have just moved to the construction phase. We had a delayed start due to mortgage issues and Celebrations were great helping us modify the plans to suit the new mortgage deal. Is anyone else building in Woburn Park or in Ellenbrook with Celebrations? And does anyone know who installs the water tap on the vacant land? We had our tap installed on Tuesday this week and we've been trying to work out if the builder did this and it means we are nearly at the stage where the slab is poured or if this is a standard thing Watercorp do since we started paying rates for the land. Also, does anyone know how you can find out what is being built next door to you? Both bits of land either side of us are sold and one of them has been scraped already so hopefully they wont be right on boundary line. Thanks! All very exciting! Hopefully we don't run into delays waiting for brickies like some other people on here. Anyone else building in Woburn Park or Ellenbrook that had delays due to shortages of bricklayers? We then found out that the Gibson elevation didn't meet the design guidelines for Woburn Park so had to add in awning windows and a larger porch to make the front look more "interesting". Hopefully it looks good in real life . . . Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Floor plan - Changed a few things here. Made the laundry bigger by moving the entry door closer to the kitchen, added solid doors to the WIR and en-suite in the master bedroom, added single half glass doors to the study, cinema and games room, added two extra windows in the games room, changed the pantry to almost make a butlers pantry (minus the sink), made the front door 1020mm wide with glass inserts PMAD104 (we were going to go for double doors but after seeing how the second door is only held in by a tiny bolt in the show home we weren't convinced it was very secure so opted for a larger single door) and loads of upgrades to the general finish of the house which I will post pictures of when they get added Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Electrical Plan - This is the one we really struggled with, you don't realise how hard it is to decide where switches should go until you have to plan it for your own house! Not sure we got all the light switches right but it can't be any worse than the house we are in now. We added loads of double power points everywhere and made sure the vaccum cleaner had been thought about in those big hallways! Does anyone know how much it costs to add in down lights afterwards and how much it costs for an electrician to come and swap out the standard bayonet fittings with a fitting we purchase???? We also have intelligent homes installing the full smart wiring pack, getting C1D1 points in the games, family and cinema and a D1 point in the study. Also added in 25mm conduit where the TVs will go to allow for foxtel installation later on -hopefully that's big enough! Internal Layouts - We spent ages going over these trying to make sure everything was going to look good so there are lots of changes from the standard layouts for the lennox. Loads of extra tile in the bathroom and ensuite, custom tiles for the kitchen, pantry and laundry not in the standard range, 450x450 "concrete" finish tiles for the main living areas, 300x300 "concrete" finish tiles for all the wet rooms, we made sure all the exposed edges of tiling have a trim on them so you don't see unfinished edges (couldn't believe this was classed as an upgrade and we had to pay for it!), better showers in the bathroom and ensuite, laminex silk gloss finish cupboards everywhere, all benches are caeserstone, 31c ceilings throughout, extra cupboards in the kitchen and pantry, upgraded cook top and rangehood. Well I hope some people find this useful/interesting and if anyone has any questions please feel free to ask. So we've just been to the land to show the dogs where their new home is and things have changed! Bearing in mind I was just told yesterday that no work was due till Wednesday next week, a small bit of the front of our land where the garage would be has been lowered by a couple of inches and also now got a big hole right at the back of the block. Did anyone else see big holes dug in their land before the slab was laid? Our land was beautifully flat and we are having soak wells fitted but not that far back in the land and thought it was a bit strange. Ah well, any progress is good progress I guess. . . . Also forgot to mention that the bit of land next to us, which is already pegged out ready for earthworks/slab, also had a huge hole dug right at the back of the land. At first we thought it was for a pool, but then realised we had one too and thought maybe they dig out a big hole so they can fill it with the sand they scrape off the site when they are getting ready to put the slab down . . . . Just signed today rossb2003 Our builder is CL. Re: Celebration Homes - Lennox - Woburn Park - The Vines 9Feb 02, 2014 3:49 pm Hi Seabreeze, which builder is CL? Guessing by your nickname you are building somewhere near the coast? Any plans to share? So went back to the land this morning to have another look en-route to take the dogs to the dog park and took these pictures. Hopefully someone can shed some light on what they are - we are hoping its not just someone hooning around in a 4x4! This is the ditch dug at the back of our land and you can see behind it is the ditch dug in the neighbors land This is a side view of the ditch on our bit of land right near the retaining wall And these two pictures show from the front and the side the bit of our land that has been lowered/scraped exactly where our garage would be. We aren't due for any site works to start till Wednesday so not sure if our builder is getting a head start or if something else is going on. There were tradies working on other houses in the estate this morning, but none on our part of the street so will go back tomorrow night and see if anything else has happened. I was asking for feedbacks then. How's Celebration Homes going? Re: Celebration Homes - Lennox - Woburn Park - The Vines 11Feb 02, 2014 10:15 pm That hole will be where they "borrowed" material to lift the finish level of your pads sandpad. When they dig your soak wells in they may use the material from there to backfill the borrow pit. It's common. Re: Celebration Homes - Lennox - Woburn Park - The Vines 12Feb 03, 2014 10:46 am Hi Perth_Euro - Thanks for the info, will be going back tonight to have another look, only live 15 mins away from where we are building so its easy to keep track. Does anyone know if Instant Gardens are still doing the landscaping in the Woburn Park and Ellenbrook developments for LWP? And if so does anyone know if they can fit side gates and will they do the back garden at the same time if you pay them for the extra work? I was asking for feedbacks then. How's Celebration Homes going? Hi Seabreeze - just looked at your plans, I like the modified ensuite, very nice. We wanted a combined ensuite/WIR with a slider door to seal off the WIR with the same layout as yours but couldn't fit that in without loosing most of our pantry so had to go with a more standard layout, although still managed to get a large shower and double sinks in Celebrations have been really good, just waiting for a couple of little issues with the final plans to get fixed (one or two typos on the addenda etc) but other than that have been really happy so far. Hopefully the same level of service continues when they start the build this week. I have heard a few rumors that there is a bricklayer shortage and some people have posted they've had to wait up to 12 weeks from their bricks being delivered to the bricklayers starting, so hope that doesn't happen to us! Nice to hear you're doing well with Celebrations. We considered them but we were concerned with some of the online reviews we read. But then again, we all have our own preferences and priorities in choosing builders. Good luck with your build and definitely will keep an eye on your progress. Re: Celebration Homes - Lennox - Woburn Park - The Vines 17Feb 03, 2014 3:28 pm Keen to follow your thread. I also am building the Lennox with Celebrations. Got prestart booked in for 10 March 2014. Im looking forward to seeing your progress. Re: Celebration Homes - Lennox - Woburn Park - The Vines 18Feb 03, 2014 3:40 pm Hi AshShep - thanks for following. Prestart is very exciting, but for us very expensive due to all the extras we wanted! Do you know what you might be changing with the standard plans?
