Browse Forums Building A New House 1 Jan 28, 2014 5:35 pm Hi all, Thought I should sign up being that Ive found so much valuable information for a first time home buyer/builder. Signed up with Aussie Livings a couple weeks ago, and managed to get myself a piece of dirt in Sunrise at Wellard. Heres my block. Size/Price was 375m2, frontage of 12.5m totalling $194,000. Below is the floor plan, though only difference is my plans are mirrored) Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Changes so far have included; - Bricking in theatre room, with 2 sliding doors - Pushed kitchen bench further out (Aprrox 1.5m) and deleted kitchen and meal windows (Plan is to incorporate a floating island bench between the stove top and the sink) - Extend kitchen bench to come out as far as hallway wall Free upgrade to 900mm appliances and stone bench tops were also included. Main goal for this house is to be an investment. With that being said, I will not be going overboard with upgrades and major costly changes. House cost was base price of $147,000 with an extra $31,000 to allow for site works, and all the other required bits and pieces. Any advice or questions I should be asking would be of great help! Consider a door on the laundry and making the ensuite shower bigger. That's a lot for siteworks!! do you know what class the land is? we are building in baldivis and had built in Bertram 8 years ago our site works are for baldivis under $9,000 and Bertram it was under 7,000 I would ask about the site works and get a broken down cost list. over all you have done well Re: Building in Sunrise at Wellard - Aussie Livings 5Jan 29, 2014 9:52 am Site works coming in that high I'd guess the soil Might be a bit clay? If that ensuite is similar to ours I'd avoid double sinks. You'll end up with no bench space. I don't regret for one minute not going with the double. But I think its a bit of personal preference I like the sound of what you've done with the kitchen as the original is pretty small and impractical, look forward to seeing the drawings. And the shower, make it the whole length of that wall would you say? Pretty much double the size?! That would be great! Sorry, the $31,000 was for all the extras like bricking in theatre, extending kitchen bench, carpet, tiles, blinds ect... and that also included site works (I think site allowance was about 5-7 Grand). fmac If that ensuite is similar to ours I'd avoid double sinks. Will be keeping an eye on how your block progresses! Give the estate another 6 months and there will be quite a few houses built! I love it, you can turn around in the shower and not hitting the shower screen/curtain. We've put up hooks for our towels but you could put a towel rail at the end of the shower as it doesn't get wet right at the end We also had the shelf and rail removed from the wardrobe and had a fit out done after we got keys. Was well worth the $1000 otherwise we would have had no more hanging space then a standard wardrobe. Another thing if you interested is at prestart push the pantry to the ceiling (you get extra storage and no dust on top to clean) we added a laminate wall next to and cupboards over our fridge as well Re: Building in Sunrise at Wellard - Aussie Livings 10Jan 29, 2014 6:39 pm Hi and welcome I was going to suggest a door on the laundry but fmac beat me to it Also have you thought about turning the car port into a garage or at least getting a garage door put on (maybe after handover). It is the one thing that I wish I had got done on my place but as I didn't know what I was really doing when I first signed my paperwork I completely missed it. I mean you can ask them to (or at least get them to cost) brick up the walls of the carport and add a roller door to the front which would effectively turn it into a garage which is great for security and extra storage. Ahhh got you. In my plans its actually all bricked in with an electric roller door. So will look very similar to the picture I have in my first post with the elevation im doing.
