I need 91 metres of 1.8m high colorbond fence with a double gate on one side and a single on the other side. The first quote I got was $9100 and the second $7300. Is it worth getting more quotes do you think? I'm thinking the second one is as good as I'm going to get. It's a pain because I was expecting it (maybe naively) to be around the 5 grand mark. Mostly because the display home chick way back at the beginning did a rough calculation for us at about 4 and a half grand. Guess she's out of touch and prices have gone up.
I have vacant land all around me and after reading the fencing etiquette booklet I've decided to foot the bill and try and recover some later. I know if I was asked to pay half the fence before I built I probably wouldn't have wanted to or been ready to. If your prepared to pay for it all yourself, why not offer to let them pay you back over time If you dont serve them a fence notice, they are under no obligation to ever pay you back Even if they dont have the money up front, they might like the time payment offer idea. It can only be wriggled out of if I sell up.
So how would I go about finding who they are anyway? Ring up the council? The other thing is that it's more than likely some (there's 3) of them might be owned by people planning on reselling them anyway, so they wouldn't want to pay then. The type and colour of the fence isn't an issue, it's laid out pretty clearly in the developers covenants (sp?). Everyone has the same fence. I'm pretty glad it's actually a colour I don't mind! Em Please note these prices relate to my location (griffith NSW) I believe those prices are excessive - That comes out to around 39 Panels Here panels are $75 inc Gst plus $55 installation - comes out at $5070 I would expect that for decent gates (ones with rhs powdercoated frames rather than the weak standard colourbond gates) you wouldn't expect to pay more than $1k! That adds up to $6k! I can't believe someone is asking $9k! Have they given you any specific brands of colourbond - some are better than others as well. Re: New fence 7May 17, 2008 5:51 pm Methinks lots of things are more expensive here in the west. The cheaper quote was from a one man band working out of his home. I thought he might be cheaper because he didn't have the overheads that bigger places might have, but then I guess the bigger places have the ability to get cheaper product because of higher volume. The more expensive one was from a larger but not a huge company- office was in a transportable. Reputable though.
I might get one more from one of the bigger places to get a better idea. The thing is though that a large amount of the fences in my estate had been done by the one man band man (that sounds stupid ) and they look good, I'm guessing he's pretty competitive if he's been used that much. if you don't go to the owner of the land now and descuss what you want to do. They don't have to pay for the fence after you have put it up as it wasn't a mutual desicion. And anyone who buys the land from the current owner doesn't have to pay as it's an existing structure. Not sure about building developments as they may have something written into their contracts. Re: New fence 9May 17, 2008 10:14 pm i think Draconis is right about future owners. i remember an issue with one of our back neighbours who hadn't paid his half off, on several of the neighbouring fences. My neighbour who also shared some back fence with him happened to mention to the lady who was buying the property that the fence hadn't been paid for and she made it a condition of sale that we both be paid. But this is pretty much not the norm. we had lots of fun and games in our last build. we had 6 neighbours. 2 full back fences and 2 partial back fences and then neighbours either side of us.
I would suspect rules are different in each state and perhaps even in different shires here in WA. You might what to check on the "dividing fence" act that could be of WA. I used to have the phamplet but I've no idea where it is now and it might have been out of date anyway. If you ring the shire they will be able to tell you what the rule is.
