Browse Forums Building A New House 1 Jan 27, 2014 4:08 pm Hi all Looking at a property for our PPOR build. As the lot is big, we may be able to build a second single storey house in the back yard in future. On the attached diagram there is a diagonal line across it - it is not the sewer. The real estate agent has advised that this diagonal line is something called a "contour line" - he was unable to explain this any further. I tried googling this - but still haven't been able to confirm what this means from a development perspective. Anyone seen this before? Would this impact future development? http://somersoft.com/forums/attachment.php?attachmentid=11731&d=1390693654 thanks Mona Metricon Glendale 38 - viewtopic.php?f=31&t=75696&p=1298363#p1298363 Selections: viewtopic.php?f=31&t=75696&start=60 Tiles - p25 Re: Is this an easement? 2Jan 27, 2014 4:12 pm Best thing is to ask to see the title documents. Re: Is this an easement? 3Jan 27, 2014 8:09 pm What Bashworth said. Even if it is an easement, there are a billionty types of easement, with a billionty potential affects on you. We have an easement in our back yard; we started looking at house designs that avoided it, but it turned out we could build over it for less than it'd cost to build some special whacky design that avoids it ... in the end it was a non-issue. Probably got the house cheaper than we would have if it hadn't had an easement, and now we've built over it the effect on resale probably isn't all that massive (not that we care or are selling ). Re: Is this an easement? 4Jan 27, 2014 8:30 pm What contour lines show is the slope of the land. It does sort of look like a contour line to me but it looks like it doesn't go anywhere at the sides. Usually when I've seen them there are multiple lines and where they are closer together is the steepest and where they are far apart is rather flat. Is there anything on the block that matches it like a dip or cutting or something? Or could there be fill, though it doesn't look like maps showing fill that I have seen. Obviously things like steepness or fill increase building costs. Don't rely on the agent cos I know of a few people who were told things by agents and learned otherwise after the sale was finalised. You're entitled to a real explanation, you ought to find out from the official maps just whats there. Re: Is this an easement? 5Jan 28, 2014 10:32 am I'd be worried that it says "3'" above it.Which makes it sound like a cable or something 3 Feet below ground. The other utility line (which I assume is sewer as it says "sewe") says it is at 3'10", or I would assume 3foot 10inches below ground. It could be a contour line, but unless your land is only 3 feet above sea level, it would have to mean 3 feet above the nearest permanent survey mark. You could ask a surveyor. You should be able to encase the sewer but you will need it designed and approved and access to lot 580 to do the work 2 17154 You might be able to apply to divert the sewer at your expense. In NSW you would contact a Water services co-ordinator and they would give you advice as to whether or not… 1 16145 Thanks - yea sounds like I need to submit build over easement application....ugh guess I better start finding someone who can do the engineering drawings 3 3356 |
