Browse Forums Building A New House Re: Floor Plan Feedbacks & Suggestions Please 2Jan 25, 2014 10:16 am I think it's very awkward how you get to the hallway right through the middle of the family room. No matter if you put your furniture like that or not, you'll be walking back in front of the TV/people sitting on couches anyway. Build thread: viewtopic.php?f=31&t=65085 Re: Floor Plan Feedbacks & Suggestions Please 4Jan 25, 2014 10:48 am I think you should take some depth off your meals area and add it onto your alfresco. Will make your alfresco more versatile. I.e. move the stacker/sliding doors closer to kitchen so they line up with the family room wall. We'll have a door to WIR and none to en suite. I like how you've changed that one, as it'll save on heating/cooling the master bedroom, although I'm interested to see how the damp shower air will go with the clothes in the WIR. My build is having a door to each the WIR and ensuite. In my case those rooms are on the western wall, but at least with late arvo shading from next door. The Media room being fairly square is going to limit you to pretty much 5.1 if you go that far towards home theatre, but will make for a great media room. That said, I'm not sure about double doors to it, as not only will it add extra light, it'll make it harder to isolate the sound to that room. The WC near bed 4, extending it out to put a vanity in there is a good idea to use up what is going to be a bit of a waste of space if you didn't do it. Looks like study is going to be a home office with clients coming over? Overall a nice plan. Re: Floor Plan Feedbacks & Suggestions Please 8Jan 25, 2014 11:57 am I would also add a slim wall-mounted wash basin in the WC. Consider a tiled splashback or a 1m wide panel of floor-ceiling tiles. Also no sharp corners on the sink for people to bump into. Maybe also get the builder to install a mirror, or you could diy. After the build, you could also add a slim shelf for soap, etc. Nice and minimalist. No matter if you put your furniture like that or not, you'll be walking back in front of the TV/people sitting on couches anyway. Hi EmyN, yes you're right it's a bit awkward. One of the first things we've noted. A bit hard to re-arrange the layout due to the location of the other bedrooms at the rear of the house. Re: Floor Plan Feedbacks & Suggestions Please 10Jan 25, 2014 1:49 pm trambay Frankly the family and meals arrangement looks not neat, and a door for study room could make your entry look neat too. Just my little thought The OH prefers the study area open trambay, such that it will be more of a lounge than a study really. Yeah maximus, thought of that too, again OH prefers more space inside than in the alfresco. We will still have approx. 5 m x 15 m of backyard anyway so plenty of outdoor area still. Re: Floor Plan Feedbacks & Suggestions Please 12Jan 25, 2014 1:53 pm HomeAngels I prefer your revised ensuite plan Thanks HomeAngels! OH researched long and hard to find it. So the OH again takes the credit Re: Floor Plan Feedbacks & Suggestions Please 13Jan 25, 2014 2:17 pm bpratt seabreezewaikiki Revised en suite layout. We'll have a door to WIR and none to en suite. And now you've reminded me of the damp shower air, the en suite may also have a door then! We're ok with 5.1. Yeah, I've read about cons of having double doors for HT. We're still thinking on the door that we will put for the HT, so any inputs will be appreciated. Yep, we too think the extension of WC near B4 is the way to go. Can be a home office too Re: Floor Plan Feedbacks & Suggestions Please 15Jan 25, 2014 2:21 pm The OH and I would like to thank you all for the feedbacks and suggestions. Please keep them coming. We share the same idea Re: Floor Plan Feedbacks & Suggestions Please 17Feb 03, 2014 7:32 am A couple of little random suggestions 1. Are you able to add linen shelving in the laundry between the two doors? Any plan for how you would use that space? 2. Mirror sliding doors on the robes especially for bed 2. If you did that on bed 2 you could create a recess on the other side of the wall that is to the right of the kitchen. Perfect place to put in some shelving for photos, books etc. 3. The double doors on the theatre: figure out how you are going to furnish this room and then decide how to do the doors. You may find that sliding is better or you might want to be able to swing the doors all the way back against the walls which means you require 180 degree hinges. 4. In your bathroom I would put the vanity unit on the wall against the toilet and full length if it's in the budget. 5. Double check the dimensions of the garage and make sure your cars fit. 6. Is there a display of this home? I'd be curious to see what it is like with the laundry door from the kitchen swinging against the opening of the glass sliding door. Is this door like to be open or closed most of the time? You would need to close it to be able to open sliding door. 7. Check the fridge space is wide enough. Don't make it too tight as plan measurements are for bricks. The render/plaster isn't accounted for. Love the new ensuite wir layout I'd be concerned with dampness in the wir as well but as long as you open the Window in the ensuite you should hopefully be able to avoid any issues. Check that the corner window is definitely able to be opened and not fixed Re: Floor Plan Feedbacks & Suggestions Please 18Feb 03, 2014 8:14 am Removal of the laundry door from either kitchen or garage would allow a full wall to be used for shelving, cabinetry or more bench in laundry. No need for two access doors. If was me I'd remove the door into kitchen, then add bench along that left wall of kitchen, having both under and over bench cabinetry in the kitchen. Never skimp on kitchen and laundry storage. http://www.betterthansheets.com.au - Why use sheets for curtains in your brand new home use Better Than Sheets Temporary Paper blinds instead! You definately do not want sliding doors in your media room. Sliding doors make it very difficult to lock the sound in to the room, and if you want to enjoy the media room, you could upset others in the house.
