Love the design & the wide entry/foyer too!! We are around the bend at Lot 97. We're currently waiting on detailed drawings which this week got held back a bit more cause we've been told the Porch has to be 2.4m deep (which we were aware of) but across the Entire width of the Porch - so hopefully next week we'll finally get to see some detailed drawing of our own. MRA took about 4 weeks for approval and City of Armadale took 2 weeks. No clarifications or changes requested - just straight approvals. @Nina71. LOL at the lot number. I had figured out which lot from your description, Kat. You are going to have a decent size yard. Fair enough about not going two storey. We are upsizing as we are currently in a 3 bedroom house with 4 kids. I was so keen on Aveling that I considered other blocks. No blocks really were big enough to justify the change from two storey back to one, given our family size. @archetto The base cost was about $350k. We got a $20k discount straight up as it was their special for the month. Our design, with a mass of variations, was $400k (almost to the dollar). We love the design and there was just nothing close to that with other builders. Also the builder has been fantastic so far. They have spent most of the time following us up rather than the other way round. Phil, our sales consultant, took us through a few houses that were at the final stages. Izabella, our prestart consultant, is so knowledgeable about all the included and optional items. She found us things that we wanted and got costs. Great service. We've gone with Sapphire pools. We had limited choices due to space restrictions. The remaining porch is 3.1m long but 2.6m wide. Our house is 11.9m wide (in case they are basing it on percentages). We are also on a corner block. I hope all of these details help your situation to give you an idea of what we got approved. Also, my dad in an engineer so I'm going to take him down to look at the footings. We also saw a lot of poor reviews around 2008-2010. This really worried me and I took them to task on the situation. However, all the reviews from around 2011 (except 1) where positive. I also went to building sites and checked the recent quality of their builds. There was an explanation as to why it changed between those years (something about change in management / work crews... I wasn't really that interested in the why, only that it did change). However, your advice holds true for any build. @rj40 - I only just thought... we are two storey. Maybe that made a difference? The porch goes up the whole two stories so they may have thought that looked imposing enough.
